The Great Thermostat Debate: Who Really Controls the Temperature in Your House?

Carl and I are constantly negotiating the temperature in our house. And at this phase of life, I'm pretty sure the struggle is REAL! 😂

If you've ever lived with someone who seems to have a completely different idea of what comfortable feels like, you know exactly what I'm talking about.

Me? I'm always hot.

Women around 50, I'm pretty sure you know what I'm talking about! Some days, it feels like my internal thermostat has a mind of its own. The last thing I want is to turn up the heat and make the whole situation even warmer.

Carl, on the other hand, is bald. And apparently, that means he's cold. At least, that's his argument!

A Recent Conversation in Our House

The other week, the familiar debate started again.

Carl: "It's cold in here."

Me: "We are NOT turning up the heat."

Carl: "Well, I might have to start wearing my toque to bed."

Me: "Do what you need to do to be comfortable. If you're cold, you can put on warmer clothes!"

And there you have it. My very reasonable argument, of course. 😉

If you're cold, you can add a sweater, grab a blanket, put on some warmer socks, or apparently, wear a toque to bed.

Naturally, Carl may have a slightly different opinion about who is being unreasonable in this situation. But since I'm the one writing this blog post, I'm sure you can guess whose side we're taking today!

So, What's the Perfect Temperature for Your Home?

Here's the thing: there really isn't one perfect temperature for everyone.

Some people love walking into a warm, cozy house, especially when the Calgary temperatures start dropping and winter reminds us that it has arrived to stay for a while.

Others prefer a cooler home, fresh air, and a blanket on the couch. They'd rather put on a hoodie than have the furnace running all day.

And then there are those of us who seem to be adjusting the thermostat constantly, wondering why everyone else in the house can't just agree with us!

Our comfort levels can depend on all sorts of things, including our activity levels, clothing, the time of day, and even the room we're in. Some people naturally feel colder than others, and hormonal changes can also affect how warm or cool we feel.

Which means that finding a temperature everyone agrees on can feel like a full-time job.

And when you share a home with someone whose idea of comfortable is completely different from yours, the thermostat can become a surprisingly serious topic of conversation!

A Few Ways to Keep the Peace at Home

If you're living through your own version of the Great Thermostat Debate, here are a few ideas that might help keep the peace.

1. Master the art of layering.

If one person is cold and the other is hot, adding a sweater, warm socks, or a blanket may be the simplest solution. It costs less than heating the entire house to tropical temperatures, too!

2. Find a reasonable middle ground.

Instead of constantly adjusting the thermostat, agree on a temperature that works reasonably well for both of you. You may not both be thrilled, but hopefully, nobody needs to sleep wearing a toque.

3. Make the bedroom a comfortable place to sleep.

Different bedding, lighter pyjamas, or an extra blanket on one side of the bed can make a difference. Sometimes, a little compromise goes a long way.

4. Remember that comfort matters, too.

Your home should be a place where you can relax and feel comfortable. Energy efficiency is important, but so is finding a temperature that works for the people living there. A programmable thermostat can help maintain a consistent setting instead of turning the heat up and down all day.

And perhaps the most important tip of all? Don't take the thermostat battle too seriously. Sometimes, you just have to laugh about it!

Your Turn: Who Wins the Thermostat Battle?

Now I'm curious!

🌡️ What's the perfect temperature in your house?

🔥 Are you the one constantly turning the thermostat UP?

❄️ Are you the one opening windows, turning the heat DOWN, and wondering why everyone else is so warm?

🧦 Or are you the one wearing extra layers, grabbing blankets, and secretly wishing someone would just turn up the heat?

And most importantly... WHO WINS THE THERMOSTAT BATTLE IN YOUR HOUSE?

Is it you, your spouse, your kids, or does nobody ever actually win?

Share your stories! I'd love to know we're not the only ones having these conversations.

As for Carl and me, I suspect this debate will continue for quite some time. He may eventually get his toque for bedtime, and I'll continue making my case for keeping the house a little cooler.

After all, a happy home isn't necessarily about agreeing on everything. Sometimes, it's about finding a way to live together, laugh together, and occasionally negotiate the thermostat.

The True Cost of Homeownership: What Happens After You Get the Keys?

When we talk about buying a home, one of the first things that comes up is the purchase price. How much can you afford? What is your budget? What will your mortgage payment look like?

But here’s a question worth asking: What happens after you get the keys?

Because the truth is, the cost of owning a home goes well beyond your down payment and monthly mortgage payment. And understanding those additional expenses before you buy can make a big difference in how comfortable and confident you feel as a homeowner.

Let’s talk about what to expect!

Beyond the Purchase Price

Owning a home comes with plenty of wonderful benefits. You can build equity, create a space that reflects your personality, and put down roots in a community you love. But homeownership also comes with ongoing expenses that are easy to overlook when you’re focused on finding the perfect property.

Depending on the home you purchase, your budget may need to account for:

Property taxes: An ongoing expense that helps fund municipal services.

Home insurance: Coverage to help protect your property and belongings.

Utilities: Electricity, natural gas, water and other services.

Maintenance and repairs: From fixing a leaky faucet to replacing a broken appliance.

Major replacements: Roofs, furnaces, hot water tanks, windows and other big-ticket items.

Landscaping and seasonal upkeep: Lawn care, snow removal, tree maintenance and general outdoor work.

Some of these expenses are predictable, while others seem to arrive at the least convenient time. (Why does the furnace always seem to have its own schedule?)

The key is to plan for more than just your monthly mortgage payment. Having a financial cushion for routine maintenance and unexpected repairs can help make homeownership less stressful.

Homeownership Looks Different Depending on the Property

One thing I think is important for buyers to understand is that the type of property you choose can have a big impact on your ongoing costs.

A detached home, townhouse and condominium all offer different benefits, responsibilities and financial considerations. The right choice isn't necessarily the property with the lowest purchase price. It's the one that fits your lifestyle, budget and comfort level with maintenance.

Buying a Detached Home

With a detached home, you generally have more control over your property and how you maintain it. Want to change your landscaping, build a deck or plant a garden? You typically have more freedom, subject to applicable regulations and restrictions.

However, that freedom comes with responsibility.

You are generally responsible for maintaining the roof, exterior, furnace, plumbing, appliances, yard and other components of your property. When something needs repairing or replacing, you need to have a plan to cover the cost.

A new-to-you home might look beautiful on possession day, but it's worth considering the age and condition of its major components. A roof that is nearing the end of its life or an older furnace could become a significant expense down the road.

Buying a Townhouse

Townhouses can offer a nice balance between detached homeownership and condominium living, but the details matter.

Some townhouse developments have condominium fees that cover certain exterior maintenance, landscaping, snow removal and common areas. Others may leave more maintenance responsibilities to individual owners.

Don't assume every townhouse works the same way! Before buying, make sure you understand exactly what you own, what you are responsible for maintaining, and what any monthly fees cover.

Buying a Condominium

This is where condo fees often enter the conversation.

At first glance, a monthly condo fee can feel like just another bill to add to the budget. But those fees may cover services and expenses that you would otherwise pay for separately.

Depending on the condominium, fees can contribute toward common-area maintenance, landscaping, snow removal, building insurance, management, utilities and the reserve fund.

So, what is a reserve fund?

Think of it as a savings fund for major future repairs and replacements involving the condominium's common property. Depending on the building, these expenses could include the roof, exterior, windows, mechanical systems and other significant components.

Rather than relying entirely on owners to pay for major common-property expenses when they arise, the condominium corporation collects contributions over time to help prepare for those future costs.

However, not all condominium corporations are in the same financial position. Condo fees, what they include, the condition of the building and the health of the reserve fund can vary significantly.

That's why reviewing the condominium documents is such an important part of buying a condo. Understanding the reserve fund study, financial statements, meeting minutes, insurance information and any anticipated major projects can help you make a more informed decision.

And remember, condo fees don't eliminate every expense. You may still need to budget for your mortgage, property taxes, insurance for your unit and belongings, utilities not included in your fees, and repairs or maintenance that fall within your responsibility.

Let's Talk About the Cost of Owning a Home

When helping buyers explore their options, I believe it's important to look beyond the listing price and consider the bigger financial picture.

A condo might have a lower purchase price but higher monthly fees. A detached home might offer more space and freedom but require a larger maintenance budget. A townhouse might provide a middle ground, depending on its structure and fee arrangements.

There is no one-size-fits-all answer. It comes down to your priorities, your budget and the kind of homeownership experience you want.

Before you buy, take the time to estimate your ongoing expenses, ask questions about the property's condition, understand what maintenance you will be responsible for, and set aside money for future repairs.

Because buying a home isn't just about being able to afford the keys. It's about feeling comfortable with the responsibilities that come after you receive them.

At Russell Realty with CIR Realty, Carl and I want to help you understand your options, ask the right questions and feel confident about the decisions you're making.

Let's talk about what homeownership could look like for you!

We'd love to hear from you: What homeownership expense surprised you the most after buying your first home? Or, if you own a condo, what did you learn about condo fees that you didn't understand when you first started looking?

Your experience might help someone else prepare for their own homeownership journey!

The 10-Minute Home Reset: Small Steps That Make a Big Difference

Running a household is a lot of work! Between work, family, appointments, meals, laundry, and everything else life throws our way, it can feel like there is always something that needs attention at home.

And sometimes, when everything feels overwhelming, the easiest thing to do is… nothing.

You look around and see the kitchen counters that need clearing, the laundry that needs folding, the shoes piled up by the front door, and the living room that somehow became a collection spot for everything. Where do you even begin?

Here’s a little reminder: You don't have to tackle your entire house to make a difference. Sometimes, all you need is 10 minutes.

Where Would You Start?

Imagine you have just 10 minutes to make your home feel a little better. No major cleaning projects, no pulling everything out of the cupboards, and definitely no pressure to make your home look like something out of a magazine.

What would you tackle first?

The kitchen counters: Clear away the mail, put dishes in the dishwasher, wipe down the surfaces, and give yourself a fresh space to prepare dinner or enjoy your morning coffee.

The living room clutter: Put away the blankets, gather the stray cups, return items to their proper homes, and straighten the cushions. Sometimes, a quick tidy can make an entire room feel refreshed.

The front entry: Put away the shoes, hang up the coats, and clear the floor. Your entryway is the first thing you see when you walk through the door, so making it feel welcoming can change how you feel about coming home.

The bedroom: Make the bed, clear off the nightstand, or put away the clothes that have been sitting on the chair for a few days. A calmer bedroom can make winding down at the end of the day feel a little easier.

The outside: Sweep the front step, tidy up the patio, pull a few weeds, or put away items that have been left outside. A little curb appeal goes a long way, even if you're not planning to sell anytime soon!

There is no right or wrong answer. Choose the space that would make the biggest difference to you today.

Why Small Tasks Work

One of the biggest challenges with household organization is that we often look at the entire job instead of the first step.

We think about cleaning the whole kitchen instead of clearing the counter. We think about organizing every closet instead of sorting one shelf. We think about cleaning out the garage instead of filling one donation box.

When the task feels too big, it's easy to put it off.

Breaking a project into smaller pieces makes it feel more manageable. You can set a timer for 10 minutes, choose one task, and focus on that alone. When the timer goes off, you can stop knowing you've accomplished something.

And if you feel motivated to keep going? Great! But you don't have to.

A little progress is still progress.

It's also worth remembering that a home is meant to be lived in. It's normal for things to get messy, especially when you're balancing a busy schedule. The goal isn't perfection. It's creating a space that works for you and your family.

Thinking About Moving? Start Small!

These small habits can be especially helpful when you're thinking about moving.

The thought of packing up an entire household can feel HUGE. Whether you're downsizing after years in the same home, moving to accommodate a growing family, or simply ready for a new chapter, it's easy to feel overwhelmed before you've even started.

Where do you begin when you've accumulated years of belongings, memories, furniture, and all those things you might need someday?

The answer is the same: start small.

One cupboard: Choose a single kitchen cupboard and decide what you use, what you can donate, and what no longer belongs.

One closet: Sort through a section of clothing, shoes, or seasonal items.

One room: Focus on one small area rather than trying to finish the entire room in a day.

One donation box: Keep a box handy and add items as you come across things you no longer need.

One small task at a time: Set aside 10 or 15 minutes whenever you can. Consistency matters more than speed.

Starting early gives you time to make thoughtful decisions instead of rushing through everything just before moving day. It can also help you discover what you truly want to take with you into your next home.

And remember, you don't need to have everything sorted before you talk to a Realtor. If moving is on your mind, having a conversation early can help you understand your options and create a realistic timeline that works for you.

Your Home, Your Pace

Whether you're staying put for years to come or beginning to think about your next move, taking care of your home doesn't have to mean tackling everything at once.

Sometimes, it's simply about choosing one thing, giving it 10 minutes, and enjoying the difference.

So, I'm curious…

If you had just 10 minutes to make your home feel better today, what would you tackle first? The kitchen counters, living room clutter, front entry, bedroom, or outside?

I'd love to hear what works for you!

And if moving is on your mind, Carl and I would be happy to help you take those first steps, too. At Russell Realty with CIR Realty, we believe that big moves are easier when you have a plan, the right support, and someone in your corner.

Because sometimes, the biggest changes begin with one small step.

When something breaks, do you fix it, or is it time to buy something new?

Have you ever had something around your home stop working and immediately thought, “Well, I guess we need a new one!”? Maybe it’s a set of blinds that no longer opens properly, an appliance that has started making a funny noise, a favourite chair that has seen better days, or even a pair of shoes that just needs a little attention.

I think most of us have been there.

We live in a world where convenience is king. When something breaks, replacing it can seem like the quickest and easiest solution. There are new styles, updated features and plenty of options available with just a few clicks. Sometimes replacing something really is the best decision, but I wonder how often we skip the repair option without giving it much thought.

Recently, I came across something happening in Europe that made me stop and think about our own habits here in Calgary.

A European Approach to Repairing Instead of Replacing

Did you know that Sweden has used tax incentives to encourage people to repair certain everyday items rather than throw them away and buy new ones?

According to the Swedish Tax Agency, repairs to items such as shoes, clothing, leather goods, bicycles and household linens are subject to a reduced value-added tax (VAT) rate of 12%, compared with Sweden's standard rate of 25%. The goal is to make repairing existing items more attractive and encourage people to extend the useful life of things they already own.

It is an interesting approach to a problem many of us face. Sometimes, the cost of repairing an item, finding someone who can fix it or simply figuring out where to start makes buying something new feel like the easier choice.

Europe has also been moving toward broader consumer protections around repairs. The European Union's right-to-repair rules are designed to make repairs more accessible and affordable for certain products, including washing machines, vacuum cleaners and mobile phones.

You can read more about these changes in the European Commission's article: read here

Of course, Canada's tax system and consumer protections are different, and these European incentives do not apply here. But the underlying idea is worth considering: what if we became a little more intentional about repairing the things we already have?

What Does This Look Like Around Our Homes?

Our homes are full of things that need maintenance, occasional repairs and, eventually, replacement. The challenge is knowing when each option makes the most sense.

Here are a few everyday examples.

1. Blinds and window coverings

Have you ever had a blind stop working because a small component broke? Before replacing the entire set, it may be worth checking whether the mechanism, cord or other part can be repaired.

Window coverings can be surprisingly expensive, especially when you have several windows to outfit. A small repair might save you money while allowing you to keep something that still looks great.

2. Appliances

A refrigerator, dishwasher or washing machine that stops working can quickly become an expensive headache. Before assuming it needs to go, consider getting a repair estimate.

Sometimes the problem is a relatively simple component. Other times, the repair cost, age of the appliance, energy efficiency and likelihood of future problems make replacement the smarter investment.

The key is to compare the options rather than automatically choosing one.

3. Furniture

A scratched table, a wobbly chair or a sofa with worn fabric doesn't necessarily need to end up at the landfill.

Tightening joints, refinishing wood, replacing cushions or reupholstering a favourite piece can give it a whole new life. Older furniture can sometimes have a quality of construction that is difficult or expensive to find in newer pieces.

And sometimes, a little character is exactly what makes a home feel like home!

4. Doors, handles and hardware

A loose cabinet handle, sticking door or broken drawer runner might be a relatively straightforward fix. These are small jobs that can make a noticeable difference in how your home functions every day.

Before planning a full renovation, it can be worthwhile to look at the smaller details that could be repaired or refreshed.

5. Clothing, shoes and everyday essentials

This one goes beyond home maintenance, but the same principle applies. Replacing a zipper, mending a seam or resoling a good pair of shoes can help you get more use out of things you already own.

Sometimes we become so accustomed to buying replacements that we forget there are skilled people in our communities who make a living repairing things.

Choosing repair can also mean supporting local businesses and tradespeople.

Repairing Can Be Good for Your Budget, Too

As homeowners, we know that expenses can add up quickly.

There is always something to maintain, update or improve. From seasonal maintenance to unexpected repairs, owning a home requires planning and a little flexibility in the budget.

Being thoughtful about what we repair and what we replace can help us make more informed decisions.

That doesn't mean choosing the cheapest option every time. A repair that costs nearly as much as a new appliance, for example, may not make financial sense if the appliance is already nearing the end of its useful life.

Instead, consider a few questions before making a decision:

What will the repair cost compared with replacement?

How much longer is the item likely to last?

Will the replacement be more energy-efficient or perform significantly better?

Is the item worth keeping because of its quality, usefulness or sentimental value?

Could a simple repair solve the problem without creating unnecessary expense?

These questions can help us make choices that suit our homes, our budgets and our priorities.

Taking Care of Our Homes Doesn't Always Mean Buying Something New

When we think about homeownership, we often focus on the exciting things: decorating, renovating, choosing new finishes or finding ways to make a space our own.

But caring for a home also means looking after what we already have.

Regular maintenance, fixing small problems before they become bigger ones and making thoughtful decisions about replacement can all play a part in keeping a home in good condition.

There is a balance, of course. Some things are beyond repair, and sometimes upgrading makes sense. Safety, efficiency and long-term value should always be part of the conversation.

But perhaps the next time something stops working, we can pause before heading straight to the store.

Maybe the first question doesn't have to be, “What should we buy?”

Maybe it can be, “Can this be fixed?”

Your Turn: Are You Team Repair or Team Replace?

We would love to hear what you think!

Are you someone who likes to fix things and get every last bit of use out of them? Or do you prefer to replace something when it starts giving you trouble?

Maybe you have a favourite piece of furniture you've restored, an appliance you've managed to keep running for years, or a simple home repair that saved you a surprising amount of money.

What's one thing you've repaired around your home that other people might have automatically replaced?

Share your stories and tips with us. We are always interested in hearing the creative ways people care for their homes and make the most of what they have.

At Russell Realty, we believe that a home is more than just a property. It's where life happens, memories are made and countless little decisions help make a house your own.

Sometimes, looking after that home doesn't require a big renovation or a shopping trip. Sometimes, it just takes a little time, a thoughtful choice and the willingness to see whether something can be fixed.

Building relationships, one home at a time.

Your Calgary Property Assessment Isn’t Your Home’s Market Value — Here’s Why

If you own a home in Calgary, you’ve probably received your annual property assessment from the City of Calgary and wondered, “Is this what my home is actually worth?”

It’s a great question, and one we hear often as Realtors.

The short answer? Not necessarily!

Your City of Calgary property assessment is used to help calculate your property taxes. It is not designed to tell you exactly what your home would sell for in today’s real estate market. Understanding the difference can help you make more informed decisions, whether you’re thinking about selling, buying, refinancing, or simply keeping an eye on your home’s value.

How Does the City of Calgary Calculate Property Taxes?

Your annual property tax bill is based on three main inputs:

The City Budget: Determines how much revenue the City needs to provide services and programs.

Property Assessments: Help determine how the tax burden is distributed among properties.

The Provincial Budget: Determines the provincial portion of property taxes collected through the City.

Other decisions, including how property taxes are distributed between residential and non-residential properties, can also affect your final bill.

The City typically mails property assessment notices in January, while property tax bills are mailed in May once the necessary information has been finalized.

Your assessment plays an important role in determining your share of property taxes. However, it is only one part of the calculation.

What Is a City Property Assessment?

The City of Calgary uses a mass appraisal process to estimate property values for taxation purposes. Rather than individually evaluating every home as if it were being listed for sale, the City uses property information and market data to determine assessed values.

These assessments are intended to reflect market value as of the applicable valuation date, using the information and methodology available to the City.

That distinction matters.

Your assessment is prepared for property taxation, not to provide a personalized estimate of what a buyer might pay for your home today.

Why Your Assessment May Differ From Your Home’s Market Value

Imagine two homes in the same Calgary community with similar City assessments. One might sell for considerably more than the other.

Why? Because real estate value is influenced by much more than a number on an assessment notice.

Here are some of the factors buyers consider:

Location: Even within the same community, street location, nearby amenities, traffic, schools and surroundings can influence buyer demand.

Condition and upgrades: An updated kitchen, renovated bathrooms, newer windows or a well-maintained roof can affect how buyers perceive value.

Layout and functionality: An open-concept main floor, additional bedroom, finished basement or practical storage may appeal to certain buyers.

Property features: Lot size, garage configuration, outdoor space and the type of property all matter.

Current market conditions: Inventory, competing listings, recent comparable sales and buyer demand can influence what someone is willing to pay.

A home’s value can also change as the market shifts. An assessment notice received in January should not automatically be treated as a current selling-price estimate several months later.

So, What Is Your Home Actually Worth?

If you are considering selling, the best starting point is a market evaluation based on current real estate data.

As Realtors, we look beyond the City assessment. We consider recently sold properties that are genuinely comparable to yours, along with active competition, property condition, location and the current market in your community.

We also look at how quickly comparable homes are selling and whether buyers have more negotiating power than they did previously.

In Calgary, market conditions can vary significantly depending on the property type and neighbourhood. Detached homes, townhomes and apartments do not necessarily experience the same supply, demand or price trends.

Your neighbourhood + your property type + your competition = a much clearer picture of your market.

That is why we don't rely on the City assessment alone when helping homeowners determine a realistic asking price.

Should You Ignore Your Property Assessment?

Not at all!

Your assessment is important for understanding your property taxes. If you believe the assessed value does not accurately reflect your property's value for the relevant valuation date, you can review the City’s assessment information and consider whether an assessment review or appeal is appropriate.

However, if your goal is to determine what your home could sell for, that is a different question and requires a different approach.

The number used for taxation and the price a buyer is willing to pay serve two different purposes.

Thinking About Selling in Calgary?

Whether you are considering downsizing, moving into a larger home, relocating, or simply curious about your equity, understanding your home's potential market value is a useful first step.

At Russell Realty with CIR Realty, we believe good real estate advice starts with honest conversations, reliable numbers and an understanding of your goals. We want you to know what is happening in your neighbourhood, how your property compares with the competition, and what your options might look like.

There is no pressure to list just because you want information. Sometimes, knowing where you stand is all you need right now.

Curious what your Calgary home might be worth in today's market?

Reach out to Carl and Gwen Russell at Russell Realty with CIR Realty. We would be happy to help you look beyond your City assessment and understand what the current market may mean for your home.

Because when it comes to real estate, it's not just about what a number says on paper — it's about understanding what that number means for you.

Prepare Your Home for Winter: 8 Essential Tips for Calgary Homeowners

Winter is coming, Calgary! Whether you're someone who loves the magic of freshly fallen snow or would happily skip straight to spring, one thing is certain: our homes need a little extra attention before the temperatures take a serious dive.

Fall is the perfect time to tackle a few important maintenance tasks that can help keep your home warm, comfortable, safe, and energy-efficient throughout the colder months. A little preparation now can also help prevent unexpected repairs when the snow starts flying and the temperatures dip well below freezing.

So, grab a coffee, make a checklist, and let's get your home winter-ready!

1. Check Your Furnace and Heating System

Your furnace is about to become one of the hardest-working systems in your home. Before the cold weather settles in, replace or clean your furnace filter according to the manufacturer's recommendations.

It's also a good idea to book a professional furnace inspection and servicing if you haven't done so recently. A technician can check that your system is operating safely and efficiently, helping reduce the risk of an unexpected breakdown on the coldest night of the year.

And don't forget to test your thermostat! There's nothing quite like discovering your heating system isn't working properly when it's already freezing outside.

2. Inspect Windows and Doors for Drafts

Have you ever sat on the couch and wondered why one corner of the room feels colder than the rest? Drafty windows and doors could be the culprit.

Check the weatherstripping around exterior doors and look for gaps or damaged seals around windows. Replacing worn weatherstripping or applying appropriate caulking can help reduce drafts and keep warm air inside.

Not only can this make your home more comfortable, but it may also help reduce heating costs.

3. Clean Your Eavestroughs and Downspouts

Those beautiful fall leaves can create a surprising amount of work around the house!

Leaves, twigs, and other debris can clog eavestroughs and downspouts, preventing water from draining properly. When temperatures fluctuate, trapped water can freeze and contribute to ice buildup or other drainage problems.

Clear out debris and make sure downspouts direct water away from your home's foundation. If your roof or eavestroughs are difficult to access safely, consider hiring a professional.

A little preventative maintenance can help protect your home from unwanted water damage.

4. Disconnect Garden Hoses and Protect Outdoor Faucets

This is one of those small jobs that's easy to forget until it's too late!

Disconnect garden hoses before freezing temperatures arrive. If your outdoor faucets aren't frost-free, follow the manufacturer's instructions to shut off and drain the water supply where applicable.

Water left in hoses or plumbing exposed to freezing temperatures can freeze, expand, and potentially cause costly damage.

While you're outside, put away patio furniture, protect appropriate outdoor equipment, and secure anything that could blow around during a winter storm.

5. Test Smoke and Carbon Monoxide Detectors

Home safety should always be a priority, especially during the heating season when furnaces, fireplaces, and other fuel-burning appliances may see more use.

Test your smoke and carbon monoxide alarms, replace batteries as needed, and follow the manufacturer's recommendations for replacement and maintenance.

Carbon monoxide is an odourless, colourless gas, making a functioning alarm especially important. Ensure you have working alarms in the appropriate locations throughout your home.

If you use a fireplace or wood-burning stove, arrange for the chimney and venting system to be inspected and cleaned as recommended.

These small steps can make a big difference in keeping your household safe.

6. Check Your Roof and Attic

Your roof takes a beating from Calgary's changing weather, so fall is a good time to look for missing or damaged shingles, deteriorating flashing, and other visible signs of wear.

It's also worth checking your attic for signs of moisture, poor ventilation, or inadequate insulation. Proper insulation and ventilation can help manage heat loss and reduce the risk of certain winter moisture problems.

If you notice concerns, consult a qualified roofing or insulation professional before winter conditions make repairs more difficult.

7. Prepare Your Garage and Outdoor Spaces

Your garage can quickly become a winter survival station, so take some time to get it organized.

Clear away summer clutter, make room for your vehicle, and create an easy-to-access spot for snow shovels, ice scrapers, winter boots, and ice melt.

Sweep the floor and check the garage door's weather seal. If you notice damaged seals or gaps, consider having them repaired.

It's also a great time to check exterior lighting, inspect walkways for uneven surfaces, and make sure you have the supplies you need to keep entrances clear and safe.

8. Stock Up on Winter Essentials

Finally, think ahead!

Keep a supply of snow-melting products suitable for your surfaces, a sturdy shovel, and a snow brush for your vehicle. Consider assembling an emergency kit with flashlights, batteries, blankets, and other useful supplies.

If you have a fireplace, make sure your fuel supply is ready and stored safely. And if a winter storm knocks out the power, knowing where your essentials are can make an uncomfortable situation much easier to manage.

A Little Preparation Makes Winter Easier

Getting your home ready for winter doesn't have to mean tackling everything in one weekend. Start with the most important safety and maintenance tasks, then work through the rest of your checklist as time allows.

Your future self will thank you when the temperatures drop and your home is warm, comfortable, and ready for whatever the season brings!

At Russell Realty with CIR Realty, we believe homeownership is about more than the day you get your keys. It's about caring for your home, protecting your investment, and making the most of the place you call home in every season.

What’s on your winter-preparation checklist? Is there one home maintenance task you never forget to do before the snow arrives? Share your tips with us!

Stay warm, stay safe, and enjoy the season ahead!

Let’s face it: winter in Calgary has a way of sneaking up on us! One day, we’re enjoying those beautiful fall afternoons, and the next, we’re scraping ice off the windshield, shovelling the driveway, and wondering where we put the snow brushes.

Love it or not, winter is on its way! And before those temperatures drop and the snow starts flying, there’s one area of your home that deserves a little attention: your garage.

For many homeowners, the garage becomes a catch-all for everything that doesn’t quite have a place inside the house. Sports equipment, gardening tools, camping gear, holiday decorations, and those boxes we promise ourselves we’ll sort through someday can quickly take over.

But a little organization now can make a big difference when winter arrives. A tidy, functional garage can help protect your belongings, make your daily routine easier, and give you a much more pleasant start to those chilly mornings.

Here are four simple ways to get your garage ready for winter!

1. Clear Out the Clutter

Before you start organizing, take a good look at what’s currently taking up space in your garage.

Do you really need those half-empty paint cans from a renovation five years ago? What about the broken lawn chair, the sports equipment the kids have outgrown, or the mystery box you haven’t opened since your last move?

Fall is the perfect time for a garage cleanse!

Start by sorting everything into four categories: keep, donate, recycle, and dispose of. Be honest with yourself about what you actually use and what’s simply taking up valuable space.

If you have items in good condition that someone else could use, consider donating them locally. Just remember to check municipal guidelines for disposing of paint, chemicals, batteries, and other hazardous household materials.

Your goal? Create enough room to park your vehicle comfortably, access your tools, and move around without navigating an obstacle course.

Trust us, you’ll appreciate the extra space when you’re unloading groceries in freezing temperatures!

2. Organize and Maximize Your Space

Once the clutter is gone, it’s time to make the most of the space you have.

You don’t necessarily need an expensive renovation or a custom garage storage system to get organized. Sometimes, a few simple changes can make all the difference.

Consider installing wall hooks for bicycles, garden tools, hoses, and other bulky items. Shelving units can keep storage bins off the floor, while overhead racks may be useful for lightweight seasonal items you don’t need to access regularly.

Clear, labelled bins are another great option. You can easily identify what’s inside without digging through multiple boxes to find your holiday decorations or winter accessories.

As you organize, think about accessibility. Keep frequently used items within easy reach and store summer equipment, such as patio accessories and gardening supplies, toward the back.

One important tip: Make sure heavy items are stored securely at a safe height, and avoid placing anything where it could fall onto a vehicle or person.

A little planning now can save you plenty of frustration later!

3. Sweep, Inspect, and Seal

Your garage does more than store your vehicle and belongings. It also acts as a buffer between the outdoors and your home, so it’s worth checking for areas that may need attention before winter arrives.

Start with a thorough sweep. Remove dirt, leaves, cobwebs, and debris that have accumulated over the warmer months.

Next, inspect the garage door, weatherstripping, and the areas around windows and exterior doors. Look for worn seals, visible gaps, or damaged weatherstripping that could allow cold air, moisture, and unwanted pests to enter.

Check the walls and floor for cracks or signs of water intrusion, too. Small gaps may be relatively easy to address, but larger cracks, persistent moisture, or significant damage may require professional advice.

Remember that not every crack is a simple DIY fix. If you notice substantial concrete cracking or movement, it’s worth having it assessed before making repairs.

And don't forget your garage door! Make sure it closes properly and that the weather seal along the bottom is in good condition.

A little preventative maintenance today can help you avoid bigger headaches when the temperatures drop.

4. Create a Snow-Ready Zone

When the first big snowfall hits, the last thing you want is to spend twenty minutes searching for your snow shovel while the driveway disappears beneath a blanket of white!

Set up a dedicated winter zone near the garage entrance so your cold-weather essentials are easy to find.

Keep items such as:

Snow shovels and ice scrapers

Snow brushes for your vehicles

Ice melt or sand, stored safely and according to the product instructions

Winter boots, gloves, and other outdoor gear

An emergency vehicle kit and jumper cables

If you have children, consider creating a designated spot for their winter gear, too. A few hooks and a boot tray can help keep wet mittens, snowy boots, and jackets from spreading throughout the house.

Store ice melt and other products away from children and pets, and keep your vehicle emergency supplies somewhere accessible.

The idea is simple: when the snow arrives, everything you need is ready to go.

A Little Preparation Goes a Long Way

Getting your garage winter-ready may not be the most exciting item on your fall to-do list, but it’s one of those small projects that can make everyday life a little easier.

You’ll have more room, better access to your belongings, and fewer frantic searches for winter essentials when the weather turns.

And while you're at it, take a moment to look around the rest of your home. Cleaning out the mudroom, checking exterior lighting, disconnecting garden hoses, and preparing your entryway for wet boots are all worthwhile ways to get ahead of the season.

Because when winter arrives in Calgary, being prepared feels a whole lot better than being caught off guard!

What about you? Is your garage already organized and ready for winter, or is it on your fall to-do list? We’d love to hear your plans!

At Russell Realty with CIR Realty, we believe that loving where you live is about more than buying or selling a house.
