We’re More Than Just Your Realtors: Your Real Estate Entourage

When you think of a Realtor, you probably think of buying or selling a home. And while we absolutely love helping people through those exciting milestones, our role can start long before you’re ready to make a move — and continue long after the keys have changed hands.

At Russell Realty with CIR Realty, we believe real estate is about relationships, not just transactions.

One Team. A Whole Lot of Connections.

One of the things we love most about what we do is connecting people. Over the years, we’ve built what we like to call our real estate entourage — a network of trusted professionals we can turn to when our clients need a little extra help.

From tradespeople and contractors to lawyers, Real Property Report (RPR) specialists and other local professionals, we’re always happy to help connect you with people who can make your life a little easier.

Because sometimes, a real estate question isn't actually about buying or selling a home. Sometimes, it's about figuring out what to do next.

You Don’t Have to Be Ready to Move to Reach Out

Have you ever wondered whether a renovation is worth the investment? Or whether that project you've been considering might add value to your home when it's eventually time to sell?

Maybe you're curious about what homes in your neighbourhood are actually selling for. Perhaps you're thinking about downsizing in a few years, wondering about the next step for your family, or simply trying to understand what's happening in Calgary's real estate market.

These are exactly the kinds of conversations we'd love to have!

You don't need to have a moving date in mind, a home to list or a property you want to buy. Sometimes, the best time to start a conversation is when you're simply curious.

And if you'd like to keep an eye on your local market, we can even set you up with a community market report. It's a great way to follow sales, watch price trends and get a better understanding of what's happening in your neighbourhood over time.

After all, knowing what's happening in your local market can help you make more informed decisions when the time is right.

Honest Conversations, Helpful Advice and Knowing the Numbers

We believe good real estate advice starts with listening, asking questions and understanding what matters to you.

Whether you're buying your first home, preparing to sell, considering a renovation or simply planning for the future, we want you to feel comfortable reaching out.

We'll talk through the numbers, share what we're seeing in the market and help you understand your options. And if your question is better answered by another professional in our network, we'll do our best to connect you with someone who can help.

We're not here to pressure you into making a move before you're ready. We're here to build relationships, provide helpful information and be a resource you can turn to when real estate questions come up.

Because your home is more than a property. It's where life happens, plans change, families grow and memories are made. The decisions surrounding it deserve thoughtful conversations and the right support.

Your Realtors, Long Before Moving Day

Carl and I love what we do, but what makes it especially meaningful is the people we meet along the way. We want to be the Realtors you feel comfortable calling with a question, the people who help you find a trusted contractor and the ones who can help you make sense of the market when you're curious about your home's value.

Whether you're planning a move next month, next year or not at all, we'd love to stay connected.

One team. A whole lot of connections. And relationships that go well beyond the transaction.

So, Let's Chat!

If you could ask a Realtor anything about your home or your neighbourhood, what would you want to know?

Would it be about renovations, home values, property taxes, market trends, preparing for a future sale or something completely different?

Drop your question in the comments or reach out to us directly. We'd love to hear from you!

Carl & Gwen Russell | Russell Realty with CIR Realty
Helping you navigate real estate in Calgary and surrounding areas — one conversation at a time.

The Bank of Canada Held Its Rate — What Does That Mean for Your Mortgage?

If you’ve been keeping an eye on interest rates, you’ve probably seen the headlines: the Bank of Canada held its overnight interest rate steady. But what does that actually mean if you’re thinking about buying a home, renewing your mortgage, or refinancing?

The answer? It depends on the type of mortgage you have, your financial situation, and what your plans look like for the future!

Let’s break it down. 🏡

Variable vs. Fixed Mortgage Rates: What’s the Difference?

One of the biggest things to understand is that fixed and variable mortgage rates don't respond to interest rate news in exactly the same way.

Variable Mortgage Rates

Variable mortgage rates are generally tied to lenders’ prime rates, which are influenced by the Bank of Canada's overnight rate.

When the Bank of Canada holds its rate steady, variable mortgage rates generally remain unchanged too, assuming your lender doesn't make a separate adjustment.

If you already have a variable-rate mortgage, your interest rate may stay the same for now. If you're considering one, remember that your rate can rise or fall as economic conditions change.

Depending on your mortgage terms, changes in interest rates can affect your monthly payments or the amount of each payment that goes toward interest versus principal.

Fixed Mortgage Rates

Fixed mortgage rates work a little differently. They're influenced in part by bond yields, which can move up or down based on market expectations, inflation, and economic conditions.

That means fixed mortgage rates can change even when the Bank of Canada leaves its overnight rate alone.

If you're shopping for a mortgage, don't assume that a rate announcement automatically means fixed rates will drop — or stay the same!

What Does This Mean If You're Buying a Home?

If you're planning to buy a home, interest rates are certainly important, but they're only one piece of the puzzle.

Your purchase price, down payment, monthly payment, property taxes, insurance, utilities, and ongoing maintenance costs all contribute to what you can comfortably afford.

And here's something else worth remembering: the interest rate isn't the only thing you can negotiate when buying a home.

Depending on the property and current market conditions, you may have opportunities to negotiate the purchase price, request a home inspection condition, or include other appropriate conditions in your offer.

A lower purchase price can make a meaningful difference to your overall borrowing needs, so it's important to look at the complete picture rather than focusing on interest rates alone.

Renewing or Refinancing? Start Planning Early!

If your mortgage renewal is coming up, don't wait until the last minute to explore your options.

Start a conversation with your mortgage professional well before your renewal date. They can help you compare available rates, understand your mortgage terms, and determine whether staying with your current lender or exploring other options makes sense.

Refinancing is another decision that deserves a closer look. Whether you're considering accessing equity, consolidating debt, or adjusting your mortgage to suit changing financial circumstances, it's important to understand the costs and long-term implications before making a move.

Sometimes a lower interest rate makes sense. Other times, flexibility, prepayment privileges, penalties, or the length of your mortgage term may be just as important.

The lowest rate isn't automatically the best mortgage. The best choice is the one that fits your overall financial plan.

Why We Recommend Working With a Mortgage Professional

As Realtors, Carl and I believe that having the right people in your corner makes a difference.

A knowledgeable mortgage broker or mortgage specialist can help you understand your borrowing options, explain the differences between mortgage products, and determine what may work best for your circumstances.

A mortgage broker can often compare options from multiple lenders, while a mortgage specialist may work directly with a particular financial institution. Both can be valuable resources, depending on your needs.

And if you're not sure who to call, we're happy to refer you to a few great mortgage professionals we've connected with!

We believe in building relationships and connecting our clients with trusted professionals who can help them make informed decisions — whether you're ready to buy today, planning for a move next year, or simply trying to understand your options.

There's no pressure to make a decision before you're ready. Sometimes, the best first step is simply asking questions.

Let's Look at the Whole Picture

Interest rate announcements will continue to make headlines, but your real estate decisions should be based on more than a single number.

Whether you're buying your first home, moving up, downsizing, or approaching mortgage renewal, understanding your options can help you move forward with greater confidence.

Thinking about buying, selling, or planning your next move? Carl and I would love to chat! We can help you understand what's happening in the Calgary real estate market and connect you with a mortgage professional who can help you explore your financing options.

Because finding the right home is important — but making sure it fits your life and your finances is just as important.

Let's make your next move a well-informed one!

Calgary Real Estate Market Update: September Is Here, and August Numbers Are In!

Is Calgary’s real estate market slowing down? The short answer is yes — but there’s more to the story!

As we welcome September, the latest August numbers show Calgary’s real estate market continuing to settle, with both sales and new listings trending below 2025 levels. Inventory remains elevated, giving buyers more options in many areas and creating a more competitive environment for sellers.

But if there’s one thing we’ve been saying all year, it’s this: Calgary is NOT one market!

What’s happening with detached homes can look very different from what’s happening with condos. And even within the same property type, your community, price range and the condition of your home can make a big difference.

Let’s take a closer look at what the August numbers tell us.

Calgary Real Estate Market: August at a Glance

Here are the key numbers from August:

Sales: 1,660 homes, down 16% compared with August 2025.

New listings: 3,141, down nearly 10% year over year.

Inventory: 6,509 homes on the market.

Months of supply: Nearly four months.

Benchmark price: $569,800, virtually unchanged from July and approximately 1% below August 2025.

So, what does all of this mean?

We're seeing fewer sales than last year, but we're also seeing fewer new listings coming onto the market. With more homes available for buyers to choose from, the overall market is moving toward more balanced conditions.

For buyers, that can mean less pressure to make a quick decision. For sellers, it means understanding the competition and pricing strategically is more important than ever.

One City, Very Different Markets

This is where things get interesting! Looking at Calgary as a whole only tells us part of the story. When we break the numbers down by property type, we see some important differences.

Detached and Semi-Detached Homes

Detached and semi-detached homes are experiencing just over three months of supply, putting these segments in relatively balanced market conditions.

Buyers have more options than they did during the stronger seller-market years, but that doesn't mean every home is struggling to sell. Desirable properties that are priced appropriately and presented well can still attract serious interest.

For sellers, the goal is to understand what buyers are comparing your home against and how your property stacks up. For buyers, having more choices may create opportunities to negotiate and take the time to make a well-informed decision.

Apartment-Style Homes and Condos

The apartment-style market continues to face more supply pressure, with nearly six months of supply.

That means more competition among sellers and more choice for buyers. If you're shopping for a condo, this could be an opportunity to compare properties carefully, consider your options and potentially negotiate on price or conditions.

For condo owners thinking about selling, preparation matters. Buyers are looking at more than just the asking price. Condo fees, the condition of the building, reserve fund information, location, parking and the overall value of the property can all influence their decision.

A condo market and a detached-home market can behave very differently, even when they're only a few kilometres apart.

What About the Luxury Market?

Interestingly, the $1 million-plus segment is seeing increased sales activity, particularly among detached and semi-detached homes.

With greater supply and more properties to choose from, some buyers in this price range are finding opportunities that may not have been available when competition was stronger.

Meanwhile, activity in the lower price ranges remains softer. One contributing factor is that favourable rental conditions are making renting a more attractive option for some households, slowing the transition from renting to homeownership.

This is another reminder that affordability, lifestyle, financing and individual circumstances all play a role in real estate decisions.

What Does This Mean for Calgary Buyers and Sellers?

If You're Thinking About Buying

You may have more choices and less pressure than buyers experienced in a hot seller's market. Depending on the property type and community, there may also be room to negotiate.

This is a great time to look beyond the asking price. Review comparable sales, understand the property's condition, consider ongoing ownership costs and make sure the home fits your needs and budget.

And remember, the right home isn't necessarily the newest listing or the one with the most attractive photos. It's the one that makes sense for you.

If You're Thinking About Selling

Pricing and presentation are more important than ever.

Buyers have options, so it's essential to understand your competition before deciding on an asking price. Looking at what similar homes are actually selling for — rather than relying only on current list prices — helps establish a realistic strategy.

Professional marketing, thoughtful preparation and honest conversations about pricing can help position your home to stand out.

Sometimes, launching at the right price from the beginning can make a meaningful difference. If the market doesn't respond as expected, listening to buyer feedback and adjusting your strategy may be necessary.

The Bottom Line: Your Market Is What Matters

So, when someone asks, “What is the Calgary real estate market doing?” our answer is still: It depends!

Your neighbourhood + property type + competition = your real market.

Calgary's overall numbers provide valuable context, but they don't tell the whole story about your particular home or the property you're hoping to buy.

At Russell Realty with CIR Realty, we believe good real estate decisions start with understanding the numbers, having honest conversations and creating a plan that makes sense for your circumstances — not simply following the headlines.

Whether you're considering buying your first home, moving up, downsizing or selling a property you've loved for years, we're here to help you understand your options without pressure.

Thinking about making a move this fall? Let's look at your specific market, your goals and the opportunities available to you.

Because real estate isn't just about buying and selling homes. It's about helping people make confident decisions about where they live.

Could 2026 Be Your Year to Stop Renting and Start Building Equity in Calgary?

What if 2026 was the year you stopped wondering whether homeownership was possible and started exploring what it could look like for you?

If you have been renting in Calgary, Alberta, and dreaming about owning a home of your own, this might be a good time to take a closer look at your options. The real estate market has shifted, and for some first-time homebuyers, that shift could open doors that felt out of reach just a few years ago.

For a while, Calgary's housing market was moving quickly. Buyers often faced competition, limited choices, and the pressure to make decisions before someone else scooped up the property. It could feel like you had to move fast, stretch your budget, or compromise on what you really wanted just to get into the market.

But markets change. And when they do, opportunities can change, too.

Today, Calgary buyers are seeing more choice in certain property types, more time to consider their options, and opportunities to negotiate that may not have been available during the busiest years. For first-time homebuyers, this is a reason to start asking questions, reviewing the numbers, and exploring what might be possible.

Not because you have to buy right now, but because you deserve to know what your options are.

Why Calgary's Changing Real Estate Market Matters to First-Time Homebuyers

One of the biggest challenges for first-time homebuyers is getting that first foot on the property ladder. Between saving for a down payment, managing everyday expenses, and keeping up with housing prices, it can sometimes feel like homeownership is always just out of reach.

When the market is competitive, the process can feel even more overwhelming. You might find a home you love, only to discover that several other buyers want it, too. Suddenly, you are making decisions under pressure instead of taking the time to determine whether the property is the right fit for your lifestyle and finances.

A changing market can create a different experience.

As inventory increases in some Calgary communities and property categories, buyers may have more homes to compare. Instead of feeling as though you must jump at the first suitable property, you may have the opportunity to look around, compare features, and consider your choices more carefully.

For first-time homebuyers, that breathing room can be valuable.

It may mean having time to think about the neighbourhood you want to live in, whether you need a garage, how much renovation you are comfortable taking on, or whether a townhouse makes more sense than a detached home.

Of course, every property and neighbourhood is different. Some homes still attract strong interest, while others may sit on the market longer. The key is understanding the specific market you are shopping in rather than assuming every home offers the same opportunities.

More Choice Could Mean More Opportunity

Imagine being able to compare several homes instead of feeling pressured to choose between one or two.

Perhaps you have been renting an apartment and would love a townhouse with a little outdoor space. Maybe you are looking for a starter home with two or three bedrooms, room to grow, and a place to park your vehicle.

Or perhaps you have been saving for years and are finally ready to see whether a condo, townhouse, duplex, or detached home could fit your budget.

When there are more listings available in your preferred price range, you may have more opportunities to compare homes based on value, condition, location, and future needs.

You can ask questions such as:

Is this home priced appropriately compared with similar properties?

How long has it been on the market?

Have there been any price adjustments?

Are there comparable homes that offer better value?

What repairs or improvements might I need to budget for?

Does the neighbourhood fit my lifestyle, commute, and plans for the future?

These questions matter because buying your first home is about more than simply getting an accepted offer. It is about making a decision you can feel comfortable with long after moving day.

Negotiating Power: Why the Right Price Matters

One of the potential benefits of a less competitive market is the opportunity to negotiate.

Depending on the property, seller motivation, and comparable sales, buyers may have room to discuss price, possession dates, or other terms. There may also be opportunities to include conditions that allow you to complete important due diligence.

That does not mean every seller will accept a lower offer or that every listing is overpriced. It means the conversation may look different from the intense bidding situations buyers experienced in previous market conditions.

For first-time homebuyers, understanding the numbers is especially important.

The asking price is only one part of the picture. A home's value should be considered alongside recent comparable sales, current competition, property condition, and the features that make it unique.

Sometimes the best opportunity is not the cheapest house. It may be the property that has been maintained well, offers the space you need, and fits comfortably within your budget.

Our approach is to look beyond the list price and help buyers understand what the market is telling us about a particular property.

Because the goal isn't simply to buy a home. It's to buy the right home at the right price for you.

Stop Renting? Let's Talk About Building Equity

Renting is not a bad decision. It offers flexibility and can make sense for people who are saving, changing jobs, building their careers, or deciding where they want to settle.

But if you are paying rent every month and wondering whether that money could eventually help you build equity in a home of your own, it may be worth exploring the possibilities.

When you own a home, a portion of each mortgage payment generally goes toward reducing your mortgage principal. Over time, that can help you build equity. Your equity may also change as your property's market value rises or falls.

Homeownership does come with responsibilities, though. Property taxes, insurance, maintenance, utilities, condo fees where applicable, and unexpected repairs all need to be considered. Your mortgage payment is only one piece of the overall cost.

That is why we encourage first-time homebuyers to look at the complete financial picture before making a decision.

The goal is not to stretch your finances just to say you own a home. It is to find a property and payment that make sense for your life today while allowing room for tomorrow.

And remember, you do not need to have every answer before you start asking questions.

What Does Buying Your First Home in Calgary Actually Cost?

If you are a first-time homebuyer in Calgary, your buying power will depend on several factors, including your household income, existing debts, credit history, down payment, and the mortgage terms available to you.

A mortgage professional can help you understand what you may qualify for and what a comfortable monthly payment could look like.

You will also want to plan for your down payment and closing costs. In Alberta, buyers should consider expenses such as legal fees, a home inspection, moving costs, property tax adjustments, and other property-specific expenses.

Canada also has programs that may help eligible first-time homebuyers.

Depending on your circumstances, these could include the First Home Savings Account (FHSA), the Home Buyers' Plan (HBP), and the federal first-time home buyers' GST/HST rebate for eligible new homes, subject to the applicable rules and eligibility requirements.

You can learn more through the Government of Canada's official website at Canada.ca. A qualified mortgage professional or tax adviser can help you determine which programs apply to your situation.

The important thing is to get informed before assuming homeownership is out of reach.

You might be closer than you think, or you might discover that you need another six or twelve months of saving. Either way, having a plan gives you something concrete to work toward.

Why You Should Have a REALTOR® in Your Corner From Day One

Buying your first home can feel like learning a whole new language. Mortgage approvals, conditions, comparable sales, condo documents, inspections, and negotiations can quickly become overwhelming.

Having a REALTOR® working with you from the beginning can help you understand the process and make more informed decisions.

As husband-and-wife real estate team Carl and Gwen Russell with CIR Realty, we believe buying a home should be about relationships, honest conversations, and helping people feel confident in their decisions.

We want to get to know you, understand what matters to you, and learn what you hope your first home will provide.

Are you looking for a place to call your own for the next five years? Are you hoping to start a family? Do you want a garage, a yard, or easy access to transit? Is being close to friends, family, or work your priority?

Those details help us narrow the search and focus on properties that make sense for you.

We also believe in having conversations about the numbers. We look at comparable sales, neighbourhood trends, property types, and competing listings to help you understand what you are buying and how to approach an offer.

And because we are more than just a real estate team, we can help connect you with professionals who may be useful along the way, including mortgage specialists, inspectors, lawyers, and trusted trades.

You do not need to wait until you are ready to make an offer to start building those relationships.

Is 2026 the Right Time for You to Buy?

There is no universal answer. The right time to buy depends on your financial situation, personal goals, and the opportunities available in the market you are considering.

But if you are a first-time homebuyer in Calgary, this could be a worthwhile time to explore your options.

More listings in some segments, longer selling times, and changing market conditions can create opportunities for buyers who are prepared and informed. At the same time, home prices and competition vary by community and property type, so doing your homework remains essential.

You do not need to rush into homeownership simply because the market has changed. You also do not need to put your dream on hold because you assume buying is impossible.

Start with a conversation. Find out what you can afford, understand the costs, and explore the homes that fit your goals.

You may discover that you are ready to buy now. Or you may leave with a practical plan that gets you closer to owning your first home in the months ahead.

Either way, knowledge is a great place to start.

Let's Explore Your Buying Power!

Could 2026 be the year you stop renting and start building equity?

If you have been thinking about buying your first home in Calgary or the surrounding areas, Carl and I would love to help you explore what is possible.

There is no pressure and no expectation that you need to be ready to buy tomorrow. We can start by looking at your goals, discussing the neighbourhoods and property types you are interested in, and helping you understand the current market.

Sometimes the first step toward homeownership is simply asking, "What could I afford?"

Let's find out together.

Your first home. Your goals. Your future.

Reach out today, and let's see what your buying power could look like! Connect with us

Sellers, This Is Not the Market to Test the Price: Why Pricing Matters More Than Ever

If you're thinking about selling your home in Calgary, there's one thing I want you to understand before we put that sign in the yard: this is not the market to test the price and hope for the best.

I know your home means a lot to you. You've invested money, time, energy, and countless memories into it. Naturally, you want to get the best possible price when it's time to sell. And you absolutely should!

But here's the thing: wanting a certain price and what today's market is willing to pay aren't always the same thing.

In a market where buyers have more options, pricing your home strategically from day one can make a BIG difference.

Buyers Have More Choices — And They're Comparing Everything!

When buyers are looking for a home, they're not just looking at yours. They're comparing it against every other property that might meet their needs and budget.

They're considering:

💰 Price: Does the home offer good value compared to similar properties?

📍 Location: Is it in the neighbourhood they want, close to schools, work, shopping, or amenities?

✨ Condition: Does it feel well-maintained, or are there repairs and updates to consider?

📸 Presentation: Does it look inviting in the photos and in person?

🏡 Features: Does it have the layout, parking, yard, bedrooms, or other features they're looking for?

⏰ Days on market: Why has it been sitting? Is there room to negotiate?

When buyers have several similar properties to choose from, they don't have to settle. They can take their time, compare their options, book additional showings, and negotiate.

And if your home is priced above where buyers see its value, they may simply move on to the next property.

Not Every Property Type Is Experiencing the Same Market

This is particularly important in Calgary's row housing and apartment-style condominium markets, where greater inventory in many areas has given buyers more choice and negotiating power.

Detached and semi-detached homes have generally shown more resilience, but that doesn't mean sellers in those categories can ignore the competition.

One city. Very different markets.

Your neighbourhood, property type, price range, condition, and competition all influence how your home will perform.

A detached home in one community may attract strong interest while a similar-priced property elsewhere takes longer to sell. A condominium may face several competing listings, while another in a different building or neighbourhood has fewer direct competitors.

That's why broad headlines about the Calgary real estate market only tell part of the story. What matters most is understanding the market your particular home is competing in.

Why Testing the Market Can Backfire

It's tempting to list a little higher than the market suggests. After all, you can always lower the price later, right?

Technically, yes. But there's a potential downside.

When a home first hits the market, it often receives its greatest attention from buyers who have been watching for something new. These buyers may already know the competing listings, understand recent sales, and be ready to act when the right property appears.

If your home is priced too high, those buyers may not even book a showing.

Then the days on market begin to add up.

You reduce the price, but buyers who previously passed on the property may wonder why it hasn't sold. Some may assume there is room for an even bigger discount. Others may have already purchased a different home.

A price reduction can help bring renewed attention, but it cannot guarantee that the initial opportunity will come around again.

The goal isn't simply to get your home listed. It's to position it to attract the right buyers from the beginning.

Your Neighbour's Sale Doesn't Tell the Whole Story

Another common mistake is basing your asking price on what a neighbour sold for several months ago.

I understand why! It's a natural place to start.

But the market can change, and no two properties are exactly alike. The home down the street may have had a renovated kitchen, a larger yard, a different layout, or a more desirable location within the community.

And what about the properties currently listed for sale?

Those asking prices tell us what other sellers hope to receive. They don't tell us what buyers are actually willing to pay.

To develop a realistic pricing strategy, we need to look at:

Recent comparable sold properties.

Current listings competing for the same buyers.

How much inventory is available in your property category.

Average days on market and how quickly comparable homes are selling.

The relationship between asking prices and final sale prices.

Your home's condition, features, upgrades, and overall presentation.

It's about looking at the whole picture rather than relying on one number.

Strategic Pricing Doesn't Mean Giving Your Home Away

Let's be clear: pricing strategically doesn't mean underpricing your home or accepting less than it's worth.

It means understanding the evidence, recognizing the competition, and choosing an asking price that makes sense for the market you're entering.

Sometimes that means pricing competitively to encourage interest. Other times, your home's unique features or limited competition may support a different strategy.

The right approach depends on the numbers.

And once your home is on the market, we continue paying attention. Showing activity, buyer feedback, competing listings, and changes in the market can all help us determine whether our strategy is working.

Selling a home is not a matter of choosing a price, putting up a sign, and crossing our fingers. It takes thoughtful preparation, honest conversations, and a willingness to respond to what the market is telling us.

Let's Figure Out Where Your Home Really Stands

One of my favourite parts of being a Realtor is digging into the numbers and figuring out where a property fits in today's market.

I love comparing sales, reviewing competing listings, looking at neighbourhood trends, and helping homeowners understand what the information actually means for them.

Carl and I believe in honest conversations about pricing and marketing. We'd rather sit down with you, explain what we're seeing, and develop a realistic plan together than tell you a number simply because it's what you want to hear.

Because this isn't about chasing a price. It's about making informed decisions that give you the best possible opportunity to reach your selling goals.

The Calgary market continues to evolve, and your home's value isn't determined by what your neighbour sold for six months ago or what another seller is asking today.

It's about your neighbourhood + your property type + your competition = your real market.

Thinking about selling? Curious about where your home stands right now? connect with us

Reach out! I'd love to dig into the numbers with you, answer your questions, and give you a clearer picture of today's market — with no pressure, just honest information to help you decide what's right for you.

Because when it comes to selling your home, the right strategy starts with the right information.

Okotoks is the anomaly!

Look at the stats across communities in and around Calgary. Most are seeing prices come down, inventory rise and days on market increase.

But then there’s Okotoks. It’s showing much more price stability

And Calgary? It’s becoming increasingly segmented by community AND property type.
This is exactly why you can’t just look at “the Calgary market” and assume it tells the whole story.

Communities only a short drive apart can have very different:
• Inventory levels
• Pricing trends
• Days on market
• Buyer behaviour
• Supply & demand

Location matters. And knowing the numbers in your specific community matters even more.

Thinking about buying or selling? Let’s look at what’s actually happening in your neighbourhood, not just what the headlines are saying.

Thinking New? Have You Thought It Through?

The excitement of a brand-new home is wonderful, but what about the neighbourhood around it?

There is something exciting about buying a brand-new home. Fresh paint, modern finishes, choosing your colours, and knowing nobody else has lived there before. For many buyers, especially young couples and growing families, a new home represents the beginning of an exciting chapter.

But before you fall in love with the floor plan, the kitchen island, or the beautiful community map showing all the amenities coming soon, there is something worth thinking about.

What happens when your home is ready, but your community isn't?

Our Evanston Story: We Learned This Firsthand

When Carl and I bought our very first home together in Evanston, we were newly married and excited to build our future in Calgary's growing northwest. Like many buyers looking at new communities, we were shown maps illustrating the future neighbourhood, including where schools and other amenities would eventually be built.

We bought in, settled in, and raised both of our children there. We lived in that home for 12 years!

Over those years, we watched Evanston grow and develop into a wonderful community. But we also experienced firsthand how long it can take for the promised amenities to become reality.

One example really stands out: the school.

When we were shopping for our first home, we were shown on the community map where the school would be. As young parents planning our future, that mattered to us. We pictured our children attending a neighbourhood school close to home.

Fast-forward 12 years. As we were preparing to move, construction on that school had only just begun.

And here's the part that really sticks with me: by the time the school opened, it was designed for Kindergarten to Grade 4, and our daughter had already finished Grade 4. She had essentially outgrown the school before she ever had the opportunity to walk through its doors!

The school wasn't necessarily a broken promise. It was a reminder that the timeline for building a community doesn't always match the timeline of a family's life.

The Amenity Gap: Why Does It Take So Long?

I recently read an article by Cailynn Klingbeil, published July 20, 2026, about what is being called the amenity gap in some of Calgary's newer neighbourhoods.

The article highlights an important reality: homes can be occupied for years before the surrounding community has everything residents need.

Developers build homes, roads, pathways, and certain parks, but other amenities depend on different organizations, budgets, population growth, and business decisions.

Think about everything that makes a neighbourhood feel complete:

Schools: Families may move in long before a school is built and ready to welcome students.

Shopping and groceries: Retail businesses need enough customers to make opening a location financially viable.

Recreation centres and libraries: These larger facilities often depend on municipal planning, funding, and construction timelines.

Transit: Routes and services may evolve as communities grow.

Restaurants, coffee shops, and daycares: These businesses often arrive when the population can support them.

The article also highlights communities such as Rangeview in southeast Calgary, where the developer has worked to introduce distinctive amenities early, including community greenhouses, pollinator gardens, and gathering spaces.

It demonstrates that not every new community develops in the same way. Some amenities arrive early, while others take considerably longer.

And that's exactly why it's important to look beyond the marketing materials.

A Beautiful Map Is a Vision, Not a Guarantee of Timing

When you're buying in a new community, those maps and renderings can be exciting. You can picture walking to the coffee shop, taking your children to the neighbourhood school, or enjoying a nearby recreation centre.

But it's important to ask a few questions before making your decision.

What is already there? Visit the community at different times of day. Look at the actual surroundings, not just the show home.

What's planned, approved, or funded? These are different stages of development. An amenity shown on a map doesn't necessarily mean construction is imminent.

What are the realistic timelines? Ask about anticipated completion dates, but remember that plans can change.

How will your family manage in the meantime? If you have school-aged children, consider where they may attend school now, how far you'll need to travel for groceries, and whether you'll depend on a vehicle for most daily activities.

Does the community suit your life today? Future amenities can add value and convenience, but you need to be comfortable living there while you wait.

This doesn't mean you shouldn't buy in a new community. Evanston eventually developed into a neighbourhood with schools, shopping, restaurants, parks, and many of the amenities families want.

It simply means you should understand what you're buying into.

Don't Forget Your Realtor When Buying a Brand-New Home!

Here's another important point that buyers sometimes overlook: you can have a Realtor in your corner when purchasing a brand-new home, too.

You don't have to navigate the new-build process alone.

The builder's sales representative can be friendly, knowledgeable, and helpful. However, their role is to represent the builder's interests, not yours.

Having your own Realtor involved from the beginning can give you someone to help you ask questions, understand the process, review the details, and identify things you may not have considered. We can help you look beyond the finishes and explore the bigger picture, including the location, the surrounding community, and the available information about future development.

And if something doesn't go smoothly, having someone in your corner to help you understand your options and work through the next steps can make a real difference.

The important part? Bring us in on Day 1.

Before you visit the builder's show home or register with a builder, let us know you're thinking about buying new. Builder policies and representation requirements can vary, and waiting until later may limit your options for having your own Realtor involved.

Carl and I want to help you make informed decisions, whether you're buying an established home or building something brand-new.

Thinking New? Let's Think It Through Together.

Buying a new home is exciting, and there are wonderful opportunities in Calgary's growing communities. But the right home is about more than countertops, square footage, and a beautiful floor plan.

It's also about the neighbourhood, the amenities, the commute, the schools, and how everything fits into your family's plans.

Our experience in Evanston taught us that communities take time to grow. The key is understanding that timeline before you buy.

So, if you're thinking about buying a brand-new home, let's talk before you start visiting show homes.

Don't forget to bring us along from Day 1. We'd love to have your back!

Because buying a home isn't just about the house. It's about the life you'll build around it.

Gwen & Carl Russell
Russell Realty with CIR Realty
Calgary & surrounding areas

Connect with us

Cochrane Real Estate Market Update

Looking for a little more space just outside Calgary? Cochrane continues to be a community worth watching!

As we look at the Cochrane real estate market, we're seeing signs of resilience. While home sales have eased slightly, inventory remains relatively tight, helping support stable home values.

For buyers, that stability is encouraging. Cochrane offers the opportunity to enjoy a smaller-town atmosphere while remaining within commuting distance of Calgary. With its beautiful mountain views, growing amenities, parks, pathways, and welcoming community feel, it's easy to see why so many people are drawn to the area.

What Does This Mean for Buyers?

If Cochrane is on your home search list, it's worth paying attention to what's happening in the market. Relatively limited inventory can mean fewer choices in certain price ranges or property types, so understanding your options is important.

The good news? Taking the time to compare properties, review recent sales, and understand local pricing can help you make a confident decision. The right home isn't necessarily the newest listing or the one with the lowest asking price. It's the one that fits your needs, lifestyle, and budget.

What About Sellers?

Stable home values can be encouraging for homeowners considering a move. However, that doesn't mean every property will sell at the same price or within the same timeframe.

Pricing still matters! Buyers are comparing available homes, property condition, location, and value before making a decision. Understanding what similar homes have actually sold for — not just what other sellers are asking — is key to developing a successful pricing strategy.

Keeping an Eye on Cochrane

Cochrane continues to be an attractive option for buyers looking beyond Calgary, particularly for those hoping to balance lifestyle, space, and value.

As always, real estate is local. Market conditions can vary depending on the neighbourhood, property type, and price range, so the overall numbers only tell part of the story.

Thinking about buying or selling in Cochrane? Carl and I would be happy to help you understand what's happening in the market and how it relates to your plans. No pressure — just honest conversations, helpful information, and a little guidance whenever you need it.

Because real estate is about more than buying or selling a house. It's about finding the right fit for you!

Gwen & Carl Russell | Russell Realty with CIR Realty
Calgary & Surrounding Areas

Is Now the Time to Buy a Row Home in Calgary?

If you've been thinking about buying a home in Calgary, but affordability has been holding you back, row housing may be worth a closer look!

The Calgary real estate market has been shifting, and buyers shopping for row homes have more options than they've had in recent years. With inventory levels remaining elevated, buyers are gaining something that can make a real difference in the home-buying process: choice, time, and more room to negotiate.

So, what does that mean if you're considering a row home? Let's take a closer look.

More Homes to Choose From

One of the biggest advantages of the current market is the increased selection available to buyers.

When inventory is tight, buyers often find themselves competing for the same properties, making quick decisions and sometimes feeling pressured to offer more than they originally planned. In a market with more homes available, the experience can look quite different.

You may have more opportunities to compare properties, explore different neighbourhoods, and decide which home best suits your needs.

Whether you're looking for an extra bedroom, a functional layout, outdoor space, or a location that keeps you close to work, schools, and amenities, having more options makes it easier to focus on what matters most to you.

And let's be honest — buying a home is a big decision. Having time to think things through can make the experience feel a whole lot less stressful!

What Does a Balanced Market Mean for Buyers?

With row home inventory sitting above long-term averages, market conditions have become more balanced than they were during the competitive seller's market of recent years.

For buyers, that can create opportunities.

Sellers may need to be more realistic about pricing, and buyers may have greater flexibility when negotiating price, conditions, possession dates, or other terms of an offer.

Of course, every property is different. A well-priced home in a desirable location can still attract strong interest, while another property may sit on the market longer.

That's why looking beyond the asking price is so important. Recent comparable sales, competing listings, property condition, and days on market can all help you understand whether a home represents good value.

Our approach is to look at the numbers, understand the competition, and help you make an informed decision — not simply rush into a purchase because a property looks appealing online.

An Attractive Entry Point Into Homeownership

Row homes continue to offer an appealing option for buyers who want more space than a typical apartment may provide without taking on the cost of a detached home.

Depending on the property, you may find multiple bedrooms, additional living space, a private outdoor area, and practical features that work well for everyday life.

Row housing can be a great fit for first-time buyers, young families, couples looking to move up from a condo, or anyone hoping to find a home that balances affordability with functionality.

However, affordability isn't just about the purchase price. It's also important to consider condo or homeowners association fees, property taxes, insurance, utilities, maintenance costs, and the condition of the property.

Taking the time to understand the full picture can help you choose a home that works for your budget today and your goals for the future.

Is Now a Good Time to Buy?

There isn't one perfect time to buy a home. The right time depends on your finances, lifestyle, plans, and comfort level.

However, a market with more selection and greater negotiating opportunities can be an excellent time to explore what's available, especially if you've been waiting for the market to become less competitive.

You don't need to have everything figured out before starting the conversation. Sometimes, the first step is simply understanding what your budget can buy, which neighbourhoods might suit you, and what to look for when comparing properties.

That's where having the right support can make a difference.

Let's Find the Right Fit for You

At Russell Realty with CIR Realty, we believe buying a home should be about more than finding a property. It's about finding the right fit for your lifestyle, your priorities, and your future.

Carl and I would love the opportunity to walk alongside you on your home-buying journey. Whether you're just starting to explore your options or you're ready to get serious, we're here to answer your questions, help you understand the market, and guide you through the process.

More choice means more opportunity — and your next home might be closer than you think!

Reach out anytime. We'd love to chat about what you're looking for and help you take the next step when you're ready.

Mid-Year Calgary Housing Market Update: Why Your Property Type Matters in 2026

If you've been keeping an eye on the Calgary real estate market, you've probably noticed that things are changing. After several years of strong demand and competitive conditions, Calgary is moving toward a more balanced market in 2026.

But here's something important to understand: Calgary doesn't have just one real estate market anymore.

The opportunities available to you can look very different depending on whether you're buying or selling a detached home, a townhouse, or a condo apartment. Your neighbourhood, price range, and property type all play an important role in determining what's happening in your corner of the market.

Let's take a closer look at what this means for Calgary buyers and sellers as we reach the halfway point of 2026.

Condo Buyers Are Seeing More Opportunities

One of the biggest changes this year has been in Calgary's apartment condominium market.

Increased inventory and softer prices have created more options for buyers who may have felt priced out or overwhelmed by competition in previous years.

According to the Calgary Real Estate Board's June 2026 housing report, apartment-style homes were experiencing buyer's-market conditions, with nearly five months of supply. The apartment benchmark price was approximately $299,000, down nearly 9% compared with June 2025.

For buyers, this can mean more time to consider your options, compare properties, review condo documents, and negotiate terms that work for you.

Perhaps you're a first-time buyer looking to get into the market. Maybe you're considering downsizing from a larger family home, or you're looking for a property that better suits your current lifestyle.

Whatever your situation, the increased selection may create opportunities worth exploring.

Of course, buying a condo involves more than just the purchase price. Condo fees, reserve fund health, upcoming building repairs, bylaws, and the overall financial stability of the condominium corporation should all be part of your decision.

More choice is a good starting point, but buying the right property is what matters most.

Detached Homes Are Telling a Different Story

While apartment buyers are seeing more choice, Calgary's detached home market has remained relatively stable by comparison.

The June 2026 benchmark price for detached homes was approximately $750,500, about 1% below the same time last year. Overall conditions remained relatively balanced, although some communities continued to experience tighter supply than others.

For sellers, this means there may still be solid opportunities to sell, particularly when your home is well presented and priced appropriately for its specific market.

However, buyers are paying attention to value. They have access to more information, are comparing their options carefully, and may be less willing to stretch their budgets without a compelling reason.

For buyers searching for a detached home, the experience will depend heavily on location, price range, condition, and competition. Some homes may attract strong interest, while others may offer room for negotiation.

This is why looking at Calgary's overall average or benchmark price only tells part of the story.

A detached home in one community can be experiencing very different market conditions from a similar property across the city.

What About Townhomes and Row Homes?

Townhomes and row homes sit somewhere between the detached and apartment markets, and they're worth watching closely.

These properties can appeal to first-time buyers, growing families, and people who want more space without the cost of a detached home.

In June, Calgary's row-home market had nearly three and a half months of supply, with inventory levels remaining above long-term trends. The benchmark price was approximately $422,900, down around 7% from June 2025.

For buyers, additional selection can mean more opportunities to compare layouts, locations, features, and monthly ownership costs.

For sellers, competition matters. Buyers may be comparing your property not only with other resale townhomes but also with newly built homes offering different incentives, finishes, or possession timelines.

Understanding what makes your particular property stand out is an important part of developing the right pricing and marketing strategy.

What Does a More Balanced Market Mean for You?

A more balanced market doesn't mean that buying or selling is suddenly easy. It means the relationship between supply and demand is changing, and both buyers and sellers need to adjust their expectations.

If you're buying, you may have more time to explore your options, ask questions, include appropriate conditions, and negotiate where the market supports it. The key is understanding when you have room to negotiate and when a desirable property may still attract competition.

If you're selling, preparation and pricing are especially important. Buyers are comparing properties carefully, so presentation, marketing, and a realistic understanding of competing listings can make a meaningful difference.

If you're thinking about downsizing, this changing market may be an opportunity to explore what your current home could sell for and what your next home might cost. Looking at both sides of the move together can help you make a more informed decision.

And if you're simply curious about your home's current value, understanding the market now can help you plan for the future, even if moving isn't on your radar.

Why Local Real Estate Knowledge Matters More Than Ever

One of the biggest takeaways from the first half of 2026 is that broad market headlines don't tell the whole story.

Your neighbourhood, property type, price range, condition, and competition all influence what buyers are willing to pay and how long a home may take to sell.

That's why we believe real estate should always begin with a conversation, not a sales pitch.

At Russell Realty with CIR Realty, We believe in helping people understand their options, look at the numbers, and make decisions that fit their lives. Whether you're planning a move soon or simply keeping an eye on the market, we're happy to help you make sense of what's happening.

Because real estate isn't just about buying and selling houses. It's about finding the right fit for the next chapter of your life.

Thinking about buying, selling, or wondering what your home might be worth in today's Calgary market?

Reach out anytime. We'd love to chat, answer your questions, and help you understand what's happening in your neighbourhood.

Carl & Gwen Russell | Russell Realty with CIR Realty

Calgary & surrounding areas

Market note: This article reflects information available around July 13, 2026, using the Calgary Real Estate Board's June 2026 market report. Market conditions and prices vary by community and property type and may have changed since publication.

Does Your Realtor Have Your Best Interests at Heart?

Sometimes the Best Advice Is NOT to Buy!

When you think of a Realtor, what comes to mind? Someone who helps you find a home, puts a sign on your lawn, hosts open houses, negotiates offers, and helps you navigate the buying or selling process.

And yes, that is a big part of what we do!

But there is another side to real estate that doesn't always get talked about. Sometimes, our job isn't to help you buy a property. Sometimes, it's to help you realize that the best decision is to walk away.

Wait… what? A Realtor telling a client NOT to buy a house?

Absolutely!

This Week, We Advised a Client Not to Buy

This week, we worked with a client who was considering purchasing a rental property. Rather than simply helping them put together an offer and moving toward a sale, we took the time to gather information, review the details, look at the numbers, and consider the bigger picture.

After doing our homework, we advised our client not to move forward with the purchase.

Why? Because our responsibility isn't simply to help someone buy a property. It's to help them make an informed decision that makes sense for their circumstances, their goals, and their financial future.

Real estate decisions involve more than falling in love with a house or seeing potential in a property. There are costs, risks, future considerations, and sometimes things that deserve a closer look before you commit.

And when the information points toward a decision that may not be in your best interests, we believe you deserve to hear that—even if it means there won't be a commission at the end of the transaction.

Aren't Realtors Supposed to Help You Buy and Sell?

Of course! Helping people buy and sell homes is what we do. But we believe there's a difference between being a Realtor who helps you complete a transaction and being a Realtor who genuinely looks out for you.

Let's be honest: commissions are part of our business. We appreciate being paid for the time, research, knowledge, and work that go into helping our clients. But a commission should never be more important than the client sitting across the table from us.

Our job isn't to convince you that every property is a good opportunity. It's not to tell you what you want to hear just to get a deal done.

Our job is to ask questions, do the research, explain the numbers, identify concerns, and have honest conversations—even when those conversations are uncomfortable.

Sometimes, that means helping you recognize an excellent opportunity. Sometimes, it means negotiating a better price or identifying terms that protect your interests. And sometimes, it means saying, "We really think you need to reconsider this one."

That last conversation might not result in a sale today, but it can help prevent a costly mistake tomorrow.

Your Home Is More Than a Transaction

For many people, buying a home is one of the biggest financial decisions they will ever make. It can affect your monthly budget, your lifestyle, your future plans, and your financial security for years to come.

That's why we believe real estate advice should go beyond the excitement of finding the perfect kitchen or falling in love with a backyard.

We look at the information available, compare properties, consider the local market, review the numbers, and help our clients understand what they're getting into. We want you to know not only what you are buying, but also what questions you should be asking before you sign on the dotted line.

No Realtor can guarantee a perfect investment or eliminate every risk. But a good Realtor should be willing to investigate concerns, explain what they find, recommend appropriate professional advice when needed, and help you make a decision with your eyes wide open.

And sometimes, the smartest financial decision is to keep looking.

So, Does Your Realtor Have Your Best Interests at Heart?

It's a fair question to ask when choosing someone to guide you through such an important decision.

Do they take the time to understand your needs and goals? Do they explain the numbers instead of simply pointing out the positives? Are they willing to have the difficult conversations? Will they tell you when something doesn't look right, even if it means losing a sale?

Most importantly, do you feel that they are working with you rather than simply working toward a transaction?

For us, real estate has always been about relationships, trust, and helping people make decisions they feel good about. We want our clients to know they can come to us with questions, concerns, and even a property they're unsure about, without feeling pressured to make a decision.

Because our relationship with you shouldn't end when the paperwork is signed. In fact, that's often just the beginning.

We'd Rather Lose a Commission Than Lose Your Trust

At the end of the day, we want our clients to feel confident that the advice they're receiving is honest, thoughtful, and based on their best interests.

We love helping people find homes, negotiate great deals, and move into their next chapter. But we also know that protecting our clients sometimes means advising them to pause, reconsider, or walk away.

The best Realtors don't just help you buy homes. They help you avoid the wrong ones, too.

So, if you're thinking about buying or selling in Calgary or the surrounding areas, remember that you deserve more than someone who can open doors and write offers. You deserve someone who will do the homework, explain the details, ask the tough questions, and put your interests first.

That's the kind of service we believe every client deserves.

Here to help you make informed real estate decisions—whether that means moving forward or knowing when to walk away.

Connect with us for your next move

Your Home Has Potential… But Will Buyers See It?

We’ve all heard it before: “This house has so much potential!”

And it might! Maybe the kitchen is ready for an update, the flooring has seen better days, or the bathrooms are straight out of another decade. Perhaps there are a few unfinished projects that you’ve been meaning to get to for years.

But here’s the thing about selling a home: buyers aren’t always shopping for potential. They’re often shopping for a home they can picture themselves living in right away.

They’re not necessarily walking through the front door thinking, “Wow, I can’t wait to spend my weekends renovating!”

Some buyers love a good project, but many are looking for convenience, comfort and a home that feels move-in ready. And when they see a long list of things that need attention, they may start adding up the costs before they’ve even finished the tour.

So, how do you help buyers see the value in your home without spending a fortune getting it ready for sale?

Help Buyers Fall in Love First

First impressions matter. When buyers walk through your home, you want them noticing the natural light, the spacious living room, the great layout or the backyard where they can imagine summer evenings with family and friends.

You don’t want their attention immediately drawn to scuffed walls, overflowing closets, dripping taps or a growing list of maintenance jobs.

The good news? Preparing your home for sale doesn’t always mean a major renovation.

Sometimes, the little things make the biggest difference.

Here are a few places to start:

1. Tackle the small repairs. Fix loose handles, squeaky doors, leaky faucets, burnt-out light bulbs and damaged trim. These jobs may seem minor, but together they can make a home feel neglected if left undone.

2. Freshen things up. A fresh coat of neutral paint, clean windows, tidy landscaping and a thorough cleaning can make a home feel brighter, fresher and more inviting.

3. Declutter and simplify. You’re not just preparing to sell a house; you’re helping buyers imagine their own lives in it. Clear countertops, organized closets and less furniture can help rooms feel larger and allow the home's features to shine.

4. Don't overlook the outside. Your home's exterior is the first thing buyers see. A tidy front entrance, trimmed shrubs, a clean walkway and a welcoming front door can set a positive tone before buyers even step inside.

Should You Renovate Before You Sell?

Not necessarily!

This is where having a plan matters. Replacing an entire kitchen or renovating a bathroom can be expensive, and you may not get back every dollar you spend.

Before investing in major updates, consider your home's location, price range, condition and competition. What are buyers seeing in similar homes in your neighbourhood? Are updated properties selling for enough more to justify the expense? Or would a few affordable improvements make a meaningful difference?

Sometimes, the smartest decision is to leave a project for the next owner. The key is understanding how that decision could affect your home's marketability and asking price.

Price Matters, Too

Let's be honest: not every home needs to be perfect to sell.

Some buyers are happy to take on renovations if the price reflects the work involved. Others will happily pay more for a home that requires less time, money and effort.

The challenge is making sure your asking price aligns with what your home offers compared with other available properties.

If your home needs updating but is priced like a fully renovated property down the street, buyers may struggle to see the value. On the other hand, a well-maintained home priced appropriately for its condition can attract buyers who recognize the opportunity.

Your home's potential is part of the story, but the price needs to make sense today.

A Little Preparation Can Save a Lot of Negotiation

Selling your home isn't about making everything brand new or spending money where it won't pay off. It's about making thoughtful decisions that help buyers recognize its value.

At Russell Realty, Carl and I believe that preparation starts with an honest conversation. We'll look at your home's condition, review comparable sales, consider your competition and help you decide which improvements are worth tackling before you list.

Because sometimes, a little preparation can make a big difference. And when a project doesn't make financial sense, we'll talk about that, too.

Thinking about selling your Calgary-area home? Let's chat about what to fix, what to leave, and how to position your home to make the strongest possible first impression.

No pressure. Just honest advice, a thoughtful plan and a little help seeing your home through a buyer's eyes.

What’s the Cost of Waiting?

If you’ve been thinking about buying a home but keep telling yourself, “Maybe I should wait a little longer,” you’re not alone!

Many buyers are sitting on the sidelines, hoping that waiting will bring lower prices, better interest rates, or the perfect opportunity. And honestly, we understand. Buying a home is a big decision, and you want to feel confident that you’re making the right move.

But here’s something worth considering: waiting for the perfect market can sometimes mean missing the right opportunity.

So, instead of asking, “Should I wait?” perhaps the better question is, “What could waiting actually cost me?”

More Choices, More Opportunity

One of the biggest advantages buyers can experience in a market with increased inventory is choice.

When fewer buyers are competing for homes and more properties are available, you may have more time to explore your options, compare properties, and find a home that truly fits your needs. You may also have more room to negotiate rather than feeling pressured to make a quick decision or compete with multiple offers.

For buyers who felt priced out or overwhelmed during Calgary’s busier market conditions, this can be a welcome change.

You can take a closer look at different neighbourhoods, compare property types, and weigh the pros and cons without feeling like you have to jump at the first home you see.

And that’s a good thing!

Could Waiting Mean Paying More Later?

It's tempting to assume that home prices will continue to fall, but real estate markets rarely move in a perfectly predictable direction.

Prices can vary significantly depending on the community, property type, and available competition. While some Calgary segments have experienced softer pricing and increased inventory, others have remained more resilient.

If buyer demand strengthens while you’re waiting, competition could increase and prices could begin moving upward again.

Imagine finding a home today that checks all your boxes at a price that works for your budget. If you decide to wait another six months, there’s no guarantee that the same home will still be available, that another comparable property will come along, or that it will cost the same.

Waiting might pay off, but it might not. The key is understanding the possibilities rather than assuming the market will move in your favour.

What About Interest Rates?

Interest rates are another important piece of the puzzle.

Even a relatively small change in mortgage rates can affect your monthly payment and the amount you can comfortably borrow. If rates rise, a home that fits your budget today could become more expensive to finance tomorrow.

On the other hand, if rates fall, you may benefit from a lower borrowing cost. But lower rates can also encourage more buyers to return to the market, potentially increasing competition for desirable properties.

There are no guarantees in either direction.

That’s why it’s important to look at the complete picture: the purchase price, your mortgage options, monthly payments, property taxes, insurance, and ongoing homeownership expenses.

The goal isn't simply to buy when interest rates are at their lowest. It's to find a home you can comfortably afford under today's conditions.

The Right Time Is Personal

Here's something we always remind our clients: a favourable market doesn't automatically mean it's the right time for everyone to buy.

Your financial stability, employment, savings, lifestyle, and future plans all matter. If you aren't financially ready, there's nothing wrong with taking more time to prepare.

But if you're financially comfortable, have your mortgage pre-approval in place, and are planning to stay in your next home for several years, today's market may offer opportunities worth exploring.

You don't need to predict the market perfectly. You need to understand your options and make an informed decision that works for you.

Let's Talk About Your Next Move!

At Russell Realty, we believe buying a home should be about more than simply finding a property. It's about understanding the numbers, knowing what's happening in your preferred neighbourhood, negotiating thoughtfully, and feeling confident in your decision.

We'll help you look beyond the asking price, compare similar properties, review recent sales, and understand where opportunities may exist in Calgary and the surrounding areas.

And if the right home isn't out there yet? That's okay, too. We'd rather help you make a decision that makes sense for you than rush you into something that doesn't.

The question isn't just, “Should I wait?” It's, “What is waiting costing me, and what opportunities could be available today?”

If buying a home is on your mind this fall, let's have a conversation! No pressure, just honest advice, real numbers, and a plan that fits your goals.

Give us a call. We'd love to help you explore your options and take the next step toward finding a place to call home.

What’s Your WHY? Finding Purpose Behind Your Goals

We all set goals. Maybe it’s getting healthier, paying off debt, advancing in our careers, building wealth, or planning for retirement. But how often do we stop and ask ourselves one important question: WHY?

What is driving those goals? Are they truly meaningful to us, or are we simply following what society tells us success should look like?

It’s easy to get caught up in the idea that we need a bigger house, a higher income, a certain retirement lifestyle, or the perfect body. But what if success isn’t about checking all the boxes? What if it’s about understanding what matters most to you?

Sometimes, Your WHY Says It All!

One of my favourite moments came after teaching a fitness class. I asked a lovely senior lady if she found the class too challenging. Her response was priceless:

“It’s okay to be challenged. I want to stay independent — because let me tell you, I am NOT living with my relatives!” 😂

I laughed, but I also thought about how powerful that answer was.

She knew exactly why she was there. It wasn’t about keeping up with someone else, looking a certain way, or reaching an arbitrary fitness goal. It was about maintaining her independence, protecting her quality of life, and continuing to live life on her own terms.

She had a WHY that mattered to her, and that made the effort worthwhile.

Isn’t that what our goals should be about?

What’s Your WHY When It Comes to Real Estate?

As a Realtor, Carl and I often talk with people about buying, selling, investing, and planning for their next chapter. But behind every real estate decision, there is usually something much bigger than the property itself.

Maybe your WHY is:

Freedom: You want to pay off your mortgage so you can have more flexibility and less financial pressure.

Building wealth: You're considering an investment property to create another source of income for the future.

Retirement: You want to downsize, reduce expenses, or find a home that better suits the lifestyle you envision.

Family: You need more space for a growing family, or perhaps you're ready to move closer to the people you love.

Peace of mind: You want a home that feels manageable, comfortable, and right for the season of life you're in.

New beginnings: You're ready to make a change and create a home that fits the life you're living today.

There is no right or wrong answer. Your WHY is personal, and it may look completely different from your neighbour's, your friend's, or even your family's.

And that's okay!

Let Your WHY Guide Your Decisions

When you understand your WHY, your goals become more than just numbers on paper. They become a plan with purpose.

Instead of simply asking, “How much house can I afford?” you might ask, “What kind of lifestyle do I want my home to support?”

Instead of asking, “Should I buy an investment property?” you might ask, “What am I hoping this investment will make possible for me in five, ten, or twenty years?”

And instead of automatically following the traditional path, you can start making decisions that align with your own priorities, values, and dreams.

Sometimes your WHY will encourage you to take the next step. Other times, it may remind you that you don't need to make a change just because everyone else seems to be doing so.

Either way, knowing your WHY helps you make more intentional decisions.

So, What's YOUR WHY?

Whether it's in fitness, finances, career, family, or real estate, take a moment to look beyond the goal itself.

What are you really working toward? What does success look like for you? And what would achieving that goal allow you to do, feel, or experience?

At Russell Realty, Carl and I believe real estate is about more than buying and selling houses. It's about understanding people, listening to their stories, and helping them make decisions that support the life they want to live.

Because the best decision isn't always the biggest house, the highest price, or the most impressive investment. It's the decision that makes sense for YOU and your WHY.

And if you're still figuring out what that looks like, that's okay, too. Sometimes the first step is simply asking the question.

So, tell me… what's YOUR WHY? 💛What’s Your WHY? Finding Purpose Behind Your Goals

When I worked in the fitness industry, we set SMART goals for just about everything. And honestly, why should real estate be any different?

Buying or selling a home is a big life decision, and having a clear plan can make the process feel much less overwhelming.

Here’s how we can apply SMART goals to your real estate dreams:

Specific: What kind of home are you looking for? More space, less maintenance, or a different neighbourhood?

Measurable: What’s your budget, and what do you need to save or prepare?

Achievable: What fits your finances and lifestyle today?

Relevant: How does this move support your bigger life goals?

Time-bound: When would you ideally like to make your move?

You don't need to have every answer figured out before we talk. Sometimes, the first step is simply exploring your options and understanding what's possible.

Whether you're buying your first home, upsizing, downsizing, or planning for a future move, Carl and I are here to help you turn your real estate dreams into a realistic plan.

Let's set some SMART goals together and make your next move happen! 💛

When a hedge fund manager like John Paulson speaks about wealth, it’s worth paying attention.

In an uncertain economy, it’s natural to wonder whether now is the right time to buy a home. With changing interest rates, shifting market conditions, and plenty of headlines creating uncertainty, many buyers are choosing to wait and see what happens next.

But here’s something worth remembering: real estate has long been one of the ways people build wealth over time.

Homeownership is about more than having a roof over your head. It can be an opportunity to build equity, create financial stability, and invest in your future.

Unlike renting, where your monthly payments generally go toward your landlord’s investment, owning a home allows you to gradually build equity as you pay down your mortgage. Your property may also appreciate in value over time, although real estate markets can fluctuate and there are no guarantees.

Of course, buying a home isn't the right decision for everyone at every stage of life. Your financial situation, job stability, savings, lifestyle, and plans for the future all matter. The goal isn't simply to buy a property — it's to make a decision that makes sense for you.

Is Now the Right Time to Buy?

There is no perfect time to enter the real estate market. Trying to predict the absolute bottom or waiting for the perfect interest rate can sometimes mean missing an opportunity that fits your needs today.

The key is understanding your local market, knowing what you can comfortably afford, and having a strategy that looks beyond the next few months.

Whether you're a first-time buyer hoping to stop renting, a growing family looking for more space, or an investor exploring your next opportunity, the right property can be part of a bigger financial plan.

And remember, real estate isn't just about the numbers. It's also about having a place to call home, putting down roots, and creating stability for yourself and your family.

Let's Talk About Your Next Chapter

At Russell Realty with CIR Realty, Carl and I believe in helping people make informed decisions — not rushing them into buying or selling. We'll look at the numbers, explore your options, and have honest conversations about what makes sense for your goals.

Because building wealth starts with making informed choices.

Thinking about your first home or your next real estate investment? Let's chat about your goals and explore what's possible. Why Homeownership Can Be a Smart Long-Term Investment

Buyer Negotiation Power: Why Today’s Homebuyers May Have More Room to Make a Deal

Thinking about buying a home in Calgary? You may have more negotiating power than you think!

Remember when homes seemed to sell almost as quickly as they hit the market? Multiple offers, competing against other buyers, and feeling pressured to make a decision before someone else swooped in became familiar experiences for many Calgary homebuyers.

But real estate markets change, and when the market shifts, so do the opportunities for buyers.

In a market where some homes are taking longer to sell and inventory is giving buyers more options, there may be more room to negotiate. The key is understanding where your opportunities are and knowing how to use them.

Let's talk about what buyer negotiation power really means and how it can help you make a more confident home purchase.

1. More Choices Can Mean Less Pressure

One of the biggest advantages buyers can have is time to think and options to consider.

When inventory increases and homes stay on the market longer, you may not feel the same pressure to make an offer the moment you walk through the door. You can compare properties, revisit your favourite homes, review recent sales, and decide what works best for your budget and lifestyle.

This doesn't mean every home is negotiable or that every seller is willing to reduce their price. Desirable properties that are priced well can still attract strong interest.

However, having more options gives you the freedom to make a decision based on your needs rather than the fear of missing out.

And that is a big deal!

2. The Asking Price Is Only the Starting Point

Just because a home is listed at a particular price doesn't automatically mean that's what it's worth in today's market.

When we work with buyers, Carl and I look beyond the asking price. We review comparable properties, recent sold prices, the home's condition, how long it has been on the market, and what competing properties are available in the same neighbourhood.

Why? Because your neighbourhood, property type, and competition help determine your real market.

A detached home in one Calgary community may be attracting strong interest, while a condo in another area may be facing considerably more competition.

Understanding those differences helps us determine whether a property is priced fairly, overpriced, or potentially represents an opportunity.

Sometimes the best negotiating strategy is a lower offer. Other times, it might be offering close to asking price while negotiating more favourable conditions.

The goal isn't simply to pay less. It's to make a smart purchase based on the numbers.

3. Negotiation Is About More Than Price

When people hear the word negotiation, they often think about getting thousands of dollars knocked off the asking price.

And yes, price matters! But it's only one piece of the puzzle.

Depending on the property and the seller's circumstances, there may be opportunities to negotiate:

Purchase price: An offer supported by comparable sales and current market conditions.

Home inspection condition: Time to have the property professionally inspected and review any concerns before proceeding.

Financing condition: An opportunity to confirm financing within the agreed-upon timeframe.

Condo document review: For condominium purchases, an appropriate condition to review the available documents and understand the corporation's financial position, bylaws, and potential concerns.

Possession date: A date that works for both the buyer and seller.

Included items or repairs: Depending on the circumstances, certain appliances, fixtures, or agreed-upon repairs may be negotiable.

Every property and seller is different. A seller may be more flexible on possession than price, while another may be willing to negotiate on several terms.

Sometimes the strongest offer isn't the one with the lowest price. It's the one that balances value, reasonable protections, and terms that work for everyone involved.

4. Don't Skip the Conditions Just to Win the Deal

When competition is intense, buyers can feel tempted to remove conditions to make their offer more attractive.

But getting the home isn't the only goal. You also want to feel comfortable with the purchase after the excitement wears off.

An appropriate home inspection condition can help identify potential concerns. A financing condition can provide time to confirm your mortgage arrangements, and reviewing condominium documents can help you understand what you're buying.

Conditions should be thoughtfully discussed and tailored to the property and your circumstances. They need clear deadlines, and they don't guarantee that every risk will be discovered or eliminated.

Our job is to help you understand your options, the risks, and the possible consequences before you make a decision.

A home that looks like a great deal can become an expensive mistake if important details are overlooked.

5. What About Homes That Have Been Sitting on the Market?

A property that's been listed for several weeks or months may be worth a closer look.

Why hasn't it sold? Is the price too high? Does it need updating? Is there something about the layout that limits its appeal? Or has it simply been overlooked?

Days on market alone don't tell the whole story, but they can be a useful starting point for asking questions.

A seller who has already purchased another property may have different priorities from someone who is simply testing the market. Understanding the seller's preferred timeline and circumstances, where that information is available and appropriate to discuss, can help shape a negotiation strategy.

That doesn't mean making an unreasonably low offer and hoping for the best. A well-supported offer demonstrates that you've done your homework and understand the market.

We look at the facts, help you establish a reasonable offer strategy, and prepare for the possibility of a counteroffer.

Negotiation is a conversation, not a competition to see who can be the most stubborn.

6. Your Buyer's Realtor Is Your Advocate

Buying a home is one of the biggest financial decisions many people make. You deserve someone in your corner who will help you understand the process, ask questions, and make informed decisions.

In Alberta, a buyer's real estate professional can help you assess comparable sales, evaluate pricing, prepare an offer, negotiate terms, and navigate the steps between finding a home and possession day.

And here's something important: you don't have to wait until you're ready to write an offer to start working with a Realtor.

In fact, having a conversation early can help you understand your budget, learn about different communities, and recognize a good opportunity when one comes along.

If you're considering a new build, having your own representation from the beginning can also help you understand the builder's contract, timelines, available options, and the questions worth asking before you commit.

The listing agent represents the seller's interests under their agency agreement. Having your own representation helps ensure you have someone working with your interests in mind.

7. The Best Deal Is the Right Home at the Right Terms

It's easy to get caught up in the idea of winning a negotiation. But what does winning really look like?

Maybe it's purchasing a home below the asking price. Maybe it's securing a possession date that gives you time to sell your current property. Perhaps it's negotiating a condition that gives you the opportunity to investigate something important before committing.

Or maybe it's recognizing that a property isn't the right fit and having the confidence to walk away.

All of those can be good outcomes.

Our approach is to combine the numbers with honest conversations. We'll talk about what the market is telling us, where we see opportunities, what risks deserve attention, and what makes sense for you.

We won't promise that every seller will negotiate or that every offer will be accepted. What we can do is help you understand your options and approach the process with a thoughtful strategy.

Let's Talk About Your Next Move!

Calgary's real estate market isn't one single market. Conditions can vary significantly by neighbourhood, property type, price range, and individual property.

That means opportunities exist in different places for different reasons. The trick is knowing where to look and how to recognize them.

If you've been waiting for the right time to buy, let's have a conversation. Whether you're a first-time buyer, moving up, downsizing, or simply exploring your options, we'd be happy to help you understand what's happening in the areas you're considering.

No pressure. No guesswork. Just honest conversations, market research, and a plan that makes sense for you.

Thinking about buying in Calgary or the surrounding areas?

Let's find out where your negotiating power may be hiding.

Because buying a home isn't just about finding a property. It's about making a decision you feel good about long after the keys are in your hands.

First-Time Home Buyers: Making the Search Exciting, Not Overwhelming!

What a week! I’ve had an absolute blast working with my new clients as we explore condos and narrow down their options. Today is especially exciting because we’re heading out for second showings on their shortlist!

There is something so special about helping first-time buyers take those first steps toward homeownership. Every showing brings new possibilities, a little more clarity about what they want, and the excitement of imagining what life might look like in their very own home.

This week, I’ve also had the pleasure of working with an amazing mom who came in from out of town to help her son find his first home. Watching a family come together to support such an important milestone is a wonderful reminder that real estate is about so much more than buying and selling houses. It’s about people, relationships, and helping families navigate some of life’s biggest decisions.

And when it comes to first-time buyers, having a plan can make all the difference!

A Better Way to Search for Your First Home

Looking for your first home can feel overwhelming. There are so many listings, different neighbourhoods, price points, and features to consider. It’s easy to get caught up in endless scrolling or feel like you need to see every available property before making a decision.

That’s why we take a more focused approach.

1. Start with a detailed property search.

Before we start booking showings, we sit down and talk about your needs, wants, budget, and lifestyle. How many bedrooms do you need? Is parking important? Would you prefer a condo with lower maintenance, or are outdoor space and a private entrance on your wish list? Which neighbourhoods make sense for work, family, and everyday life?

We use those details to build a customized property search that focuses on homes that genuinely fit your criteria.

2. View three to six properties at a time.

Rather than trying to see a dozen homes in one day, we focus on a manageable group of three to six properties at a time.

This gives you enough options to compare layouts, features, locations, and value without feeling completely overwhelmed. It also makes it easier to remember which home had the great kitchen, which one had the better parking, and which one just didn't feel right.

As we go, we talk through what you like, what you don't, and what might be worth reconsidering. Sometimes seeing a property in person helps you realize that something you thought was essential isn't actually that important—or that a feature you hadn't considered is now high on your list!

3. Create a shortlist of favourites.

After viewing the properties, we take time to reflect. Which homes stood out? Which ones checked the most boxes? Were there any compromises that might be worth making?

This is where the search becomes more focused. Instead of feeling like you have endless options, you begin to see which properties offer the best combination of value, features, and lifestyle.

4. Go back for second showings.

This is where the excitement really builds!

Once we've narrowed the options down to a shortlist, we arrange second showings on the properties that deserve another look. The second visit gives you an opportunity to take a closer look, revisit questions, check measurements, think about furniture placement, and pay attention to details you may have missed the first time.

It also gives us another chance to evaluate the property carefully before deciding whether to move forward with an offer.

There is no pressure to fall in love with the first home you see—or to make an offer simply because you have viewed it twice. The goal is to help you feel informed and confident in your decision.

Helping First-Time Buyers Feel Confident

For many first-time buyers, this is unfamiliar territory. There are new terms to learn, documents to review, costs to consider, and decisions that can feel pretty significant.

That's where having the right Realtor by your side matters.

My job isn't simply to open doors. It's to help you understand your options, compare properties using market information, recognize potential concerns, and ask the right questions along the way.

We look beyond the asking price to consider comparable sales, the property's condition, condo fees, the reserve fund, building documents, and other factors that can affect your decision. For condo buyers, understanding what you're purchasing includes looking at the building and its financial health—not just the unit itself.

And when we find a property that feels right, we'll take the time to discuss an appropriate offer strategy and the conditions that may help protect your interests.

For our out-of-town mom helping her son find his first home, it has been wonderful to be part of that support system. Buying your first home is a big milestone, and having family involved can make the experience even more meaningful.

The Best Part? Watching It All Come Together!

Today, we're heading into those second showings, and I couldn't be more excited to see what happens next!

Every buyer's journey is different. Some find the right home quickly, while others need a little more time to figure out what works best. Either way, a thoughtful, organized search helps make the process more manageable and gives buyers the space to make decisions that feel right for them.

If you're thinking about buying your first condo or home in Calgary, you don't have to figure it all out on your own. We can start with a conversation, build a search around your needs and wants, and take it one step at a time.

Because buying your first home should be exciting—not exhausting!

Thinking about your first home? Carl and I would love to help you navigate the process, answer your questions, and find a property that feels like the right fit.

Let's turn that homeownership dream into a plan!

April Is National Home Inspection Month: Why Every Homebuyer Should Consider an Inspection

Buying a home is exciting! You picture where the couch will go, imagine hosting family and friends, and start dreaming about making the space your own. But before you get too caught up in choosing paint colours and planning furniture layouts, there’s one important step we encourage every buyer to consider: a professional home inspection.

April is National Home Inspection Month, making it the perfect time to talk about why a home inspection is such a valuable part of the home-buying process.

After all, a home can look beautiful during a showing and still have issues hiding beneath the surface.

Looks Can Be Deceiving

Fresh paint, updated flooring, stylish light fixtures, and a beautifully staged kitchen can make a home feel move-in ready. But what about the things you can't see?

A professional home inspector looks beyond the cosmetics to assess the condition of the home's major components and identify potential concerns.

Depending on the property, this may include:

Roof and exterior: Signs of damage, wear, drainage issues, and potential water intrusion.

Foundation and structure: Visible cracks, signs of movement, or other concerns that may warrant further investigation.

Plumbing: Visible leaks, drainage concerns, and the condition of accessible plumbing components.

Electrical systems: Visible safety concerns and issues with accessible electrical components.

Heating and ventilation: The operation and apparent condition of heating equipment and ventilation systems.

Attic and insulation: Visible moisture concerns, ventilation, insulation, and signs of potential problems.

Windows and doors: Functionality, visible damage, and signs of air or water leakage.

An inspection isn't about finding a perfect home. It's about understanding the home you're considering purchasing, including its strengths, maintenance needs, and potential concerns.

Knowledge Is Power When Negotiating

One of the biggest benefits of a home inspection is the information it provides before you commit to moving forward.

Imagine discovering that the roof is nearing the end of its useful life or that the furnace may need replacing sooner than expected. These are expenses that could affect your budget, even if the home initially seemed affordable.

An inspection can help you understand which concerns may require immediate attention, which items are routine maintenance, and which issues may need further assessment by a qualified specialist.

Depending on the findings and the terms of your purchase contract, you may have an opportunity to discuss repairs, negotiate the price, request additional information, or reconsider the purchase.

The key is understanding your options before you make a decision.

Remember, an inspection doesn't automatically mean the seller must make repairs or agree to a price reduction. Your options depend on your contract, the circumstances, and any applicable deadlines.

What If the Home Is Being Sold As-Is?

An “as-is” sale doesn't mean you should stop asking questions or skip your due diligence.

It means you need to understand what you're purchasing and be comfortable with the potential risks and costs involved. A home inspection may help you identify concerns you hadn't anticipated and decide whether the property still makes sense for you.

Older homes, renovated properties, and even brand-new builds can all benefit from careful evaluation. New doesn't necessarily mean problem-free, and beautiful renovations don't guarantee that everything behind the walls was completed properly.

What a Home Inspection Doesn't Do

It's important to understand that a home inspection is a visual assessment of accessible areas and components at the time of the inspection. It isn't a guarantee that the home is free of defects.

Inspectors may not be able to access every area or identify concealed problems. Some concerns may require further evaluation by specialists, such as electricians, plumbers, roofers, or structural professionals.

A home inspection also isn't the same as an appraisal, which helps assess a property's market value, or a municipal inspection, which may address specific code or permit requirements.

Your inspector should explain the scope of the inspection and any limitations.

Should You Include a Home Inspection Condition?

If you're purchasing a home, talk with your Realtor about including an appropriate home inspection condition in your offer.

This can provide a contractual opportunity to assess the property and determine how you wish to proceed, subject to the wording of the condition and its deadlines.

In a competitive market, buyers sometimes feel pressured to waive conditions to make an offer more attractive. But it's important to understand the risks before giving up that protection.

Every situation is different, and your offer strategy should reflect your comfort level, the property, and your individual circumstances.

Our Advice? Ask Questions Before You Buy.

At Russell Realty with CIR Realty, we believe buying a home should be about more than finding a property you love. It's about helping you make an informed decision that fits your lifestyle, goals, and budget.

We encourage our buyers to ask questions, understand the numbers, and take the time to complete their due diligence. A home inspection is one important piece of that process.

Could an inspection uncover something unexpected? Absolutely. But wouldn't you rather have that information before you get the keys than discover an expensive surprise after moving day?

Your dream home should be a place where you feel confident about your decision, not a purchase you made without knowing what you were getting into.

Thinking about buying a home in Calgary or the surrounding areas? Carl and I would love to help you navigate the process, understand your options, and make informed decisions every step of the way.

Because we're not just here to help you buy a house. We're here to help you feel good about calling it home.

April is National Home Inspection Month — a great reminder that a little due diligence today can help you avoid some big surprises tomorrow!

Thinking About Buying Your First Home in Calgary?

Buying your first home is an exciting milestone, but we know it can also feel a little overwhelming. From figuring out your budget to finding the right neighbourhood, there’s a lot to consider! The good news? If you’ve been thinking about taking that first step into homeownership, the Calgary real estate market may offer some opportunities worth exploring.

Here are a few reasons why first-time buyers may want to start looking.

1. More Affordable Borrowing Options

Interest rates play a big role in determining how much home you can afford. Even small changes in mortgage rates can affect your monthly payments and overall buying power. As of March 2025, buyers were keeping a close eye on interest rates and exploring the options available through lenders and mortgage professionals.

The key is understanding what works for your budget. Before you start house hunting, getting pre-approved can help you establish a comfortable price range and give you confidence when the right property comes along.

2. More Choices and Less Pressure

Remember when some homes seemed to sell almost as soon as they hit the market? For buyers who felt rushed into making decisions, a changing market can bring some welcome breathing room.

With more properties to consider in certain segments of Calgary's market, buyers may have more opportunities to compare homes, explore different neighbourhoods, and decide which features matter most.

Maybe you need a home office, a bigger backyard for the dog, or a garage to escape those chilly Calgary winters. Whatever your wish list looks like, having more options can make the search feel less stressful.

3. Negotiating Power Matters

Buying a home isn't just about finding a property you love. It's also about understanding its value and negotiating terms that make sense for you.

Depending on the property and current competition, buyers may have opportunities to negotiate the purchase price, request appropriate conditions, or discuss other terms with the seller.

A home inspection is another important consideration. Including an inspection condition, where appropriate and agreed upon, can give you the opportunity to learn more about the property's condition before you commit to proceeding with the purchase.

Remember, every property and seller is different. The goal isn't simply to get the lowest price possible; it's to make an informed decision and feel comfortable with the home you're buying.

4. Start Building Equity

When you rent, your monthly payments provide you with a place to live. When you own a home, a portion of your mortgage payments may go toward building equity over time.

Homeownership can offer long-term financial benefits, along with the freedom to personalize your space and create a place that truly feels like yours. Of course, owning a home also comes with expenses such as property taxes, insurance, maintenance, and unexpected repairs. It's important to plan for the full cost of ownership, not just the mortgage payment.

The right home should fit both your lifestyle and your finances.

Let's Find Your First Home!

At Russell Realty with CIR Realty, we believe buying your first home should be about more than finding a property. It's about finding the right fit for your life, your budget, and your future.

We'll help you look beyond the listing price, compare similar properties, understand the local market, and navigate the process from your first showing to possession day. And we'll make sure you have someone in your corner to answer your questions along the way.

You don't need to have everything figured out before starting the conversation. Sometimes, the best first step is simply learning what's possible.

Thinking about buying your first home in Calgary? Let's talk!

Your first home is more than a purchase. It's the beginning of a new chapter, and we'd love to help you get there.

Sellers, We Need to Talk About Your Smart Lock Code!

“Are we in Spaceballs? At least do it backwards!” — Carl Russell 😂

We recently showed a property to some clients and were given the code for the smart lock. Carl's reaction? Well, let's just say he had a few thoughts about the security of that setup!

As funny as the Spaceballs reference was, it got us thinking about something important: how secure is your home while it's listed for sale?

When you put your home on the market, you're inviting potential buyers to come through and see whether it might be the right fit for them. Showings are a necessary part of selling, but that doesn't mean security should take a back seat.

And one of the simplest places to start? How people get into your home.

A Key Is Better Than an Easy-to-Guess Code

We understand the appeal of a smart lock. No physical key to hand over, no worrying about who has a copy, and a simple code that makes getting inside convenient.

But here's the thing: convenient doesn't always mean secure.

If you're using a smart lock with a combination code, choosing something easy to remember can also make it easier for someone else to guess. Your house number, a birthday, repeating digits, or an obvious number sequence might be convenient, but they're not necessarily secure.

And if that code is shared with multiple people, you may have little control over who knows it or whether it gets passed along.

For property showings, we prefer a Realtor lockbox system such as SentriLock, which uses authorized access credentials and provides an access record. This allows us to see which Realtor's credential was used to open the lockbox and when.

That added accountability matters!

Sellers, Here Are a Few Ways to Protect Your Home

1. Ask about your Realtor about lockbox security.

Talk to your Realtor about how showing access is managed. A Realtor lockbox with authorized credentials and access tracking can provide additional accountability.

2. Avoid predictable codes.

If a smart lock or combination code is necessary, don't use birthdays, addresses, repeating digits, or obvious number sequences. Choose a unique, hard-to-guess code, limit who receives it, and change or revoke access when appropriate.

3. Keep valuables out of sight.

Secure jewellery, cash, medications, financial paperwork, keys, and small electronics before showings. Even when people entering your home have a legitimate reason to be there, taking precautions is simply smart.

4. Protect your personal information.

Put away mail, bills, family calendars, documents, and anything else that could reveal personal details about your household or daily routine. You'd be surprised how much information a quick walk through a home can reveal!

5. Secure spare keys and other access points.

Avoid leaving spare keys in obvious hiding places. Remember that garage keypads, side doors, sheds, and detached garages may also provide access to your property.

6. Make security part of your selling plan.

Your Realtor should be able to explain how showing access is managed, how access records are reviewed, and how access is removed when it's no longer needed. It's a small detail that deserves attention before the first showing, not after a security concern arises.

A Little Convenience Isn't Worth a Big Risk

Selling your home is already a big undertaking. Between decluttering, cleaning, making repairs, and keeping the house ready for showings, you've got enough on your plate.

The last thing you need is an avoidable security concern while you're preparing for your next chapter.

We want buyers to feel welcome when they walk through your door, but we also want sellers to feel confident that their home and belongings are being treated with care.

So, for the love of security, let's leave the predictable codes in the movies! PUT A KEY IN THE LOCKBOX and don’t use your smart lock for showings.

Carl may have been joking about Spaceballs, but the message is serious: choose secure access, limit who can enter your home, and use a system that provides accountability wherever possible.

Thinking about selling your Calgary-area home? Carl and Gwen Russell with Russell Realty at CIR Realty are here to help you navigate the process, from pricing and marketing to the little details that help protect your home along the way.

Because selling your home should be exciting for all the right reasons!

Thinking About Buying a Home? Let’s Talk!

Buying a home is an exciting milestone, but it can also come with plenty of questions. Is now the right time? Should you keep renting or start building equity? What can you realistically afford? And what kind of home best fits your lifestyle?

If buying a home has been on your mind, let’s talk! At Russell Realty, Carl and I believe that making a good real estate decision starts with understanding your goals, your finances, and what matters most to you. There’s no pressure and no one-size-fits-all answer. Just honest conversations to help you explore your options.

Let’s look at a few of the benefits of homeownership and why it may be the right next step for you.

1. Build Equity Over Time

One of the biggest advantages of owning a home is the opportunity to build equity.

When you rent, your monthly payments provide you with a place to live, but they generally don't build ownership in the property. When you own a home, a portion of each mortgage payment typically goes toward paying down your principal balance. Over time, this can increase your equity — the difference between what your home is worth and what you owe on it.

Your equity may also grow if your property's market value increases, although home prices can fluctuate and appreciation is never guaranteed.

Building equity can help create long-term financial flexibility. Depending on your circumstances, that equity may eventually help fund a future move, renovations, or other financial goals.

Homeownership isn't a get-rich-quick strategy, but for many people, it can be an important part of building long-term financial stability.

2. Potential Tax Benefits

Depending on your circumstances, owning a home may offer certain tax advantages.

In Canada, if you own a home and it qualifies as your principal residence, you may be eligible for the principal residence exemption when you sell it. This can mean that a capital gain on the property is not taxable, provided the applicable requirements are met.

There are also programs designed to help eligible first-time homebuyers, including the First Home Savings Account (FHSA), which offers tax advantages when saving toward a qualifying first home. The Home Buyers' Plan may also allow eligible buyers to withdraw funds from their RRSPs toward a qualifying home purchase, subject to program rules.

Of course, tax benefits depend on your individual situation, and homeownership also comes with costs such as property taxes, insurance, maintenance, and repairs. A qualified tax professional can help you understand which benefits may apply to you.

3. Personal Control Over Your Space

This is one of the perks of homeownership that many people love!

Want to paint the walls, renovate the kitchen, plant a garden, or finally create that home office you've been dreaming about? When you own your home, you generally have more freedom to personalize your space and make it your own, subject to applicable bylaws, condo rules, and other restrictions.

Your home can evolve with you. Maybe you need another bedroom for a growing family, a quieter space to work from home, or a yard where the dog can run around. Perhaps you're ready to downsize and simplify your life.

Homeownership gives you the opportunity to make choices about your living space that reflect your needs, personality, and lifestyle.

And let's be honest — there's something special about turning a house into a home that feels uniquely yours!

Is Buying a Home Right for You?

While homeownership has many advantages, it's important to consider the full picture. Beyond your down payment and mortgage, you'll need to plan for closing costs, property taxes, utilities, insurance, ongoing maintenance, and unexpected repairs.

Buying also isn't the right choice for everyone at every stage of life. Your career plans, family needs, financial comfort, and how long you expect to stay in one place all matter.

The goal isn't simply to buy a home. It's to make a decision that works for you — both today and in the years ahead.

Let's Start With a Conversation!

If you've been thinking about buying a home in Calgary or the surrounding areas, Carl and I would love to help you explore your options.

We can talk about your budget, the communities that interest you, what the current market looks like, and what kind of home might fit your needs. We'll look at the numbers, answer your questions, and help you understand the process so you can make an informed decision.

You don't need to have everything figured out before reaching out. Sometimes, the best first step is simply asking questions and learning what's possible.

Your next chapter might start with a conversation. Let's chat and see what homeownership could look like for you!

Pre-Possession Walkthrough Day: Why It Matters Before You Get the Keys

There’s something exciting about getting ready to take possession of your new home! After searching, viewing properties, negotiating, signing paperwork, and counting down the days, you’re finally almost there. Moving day is just around the corner, and you can practically picture where the furniture will go and how you’ll make the space your own.

But before you pick up those keys and start moving boxes, there’s one important step you don’t want to overlook: the pre-possession walkthrough.

It might feel like one more thing on an already busy to-do list, but this final visit to your new home can help prevent surprises and give you peace of mind before possession day.

What Is a Pre-Possession Walkthrough?

A pre-possession walkthrough is an opportunity for buyers to revisit the property shortly before taking possession. It allows you to check the home's condition, confirm any agreed-upon repairs have been completed, and make sure everything is generally as expected based on your purchase agreement.

Think of it as your final opportunity to look things over before the home officially becomes yours.

Here are five important things to check during your walkthrough.

1. Verify the Property's Condition

When you first viewed the home, you likely focused on the big things: the layout, the kitchen, the backyard, and whether your furniture would fit.

Now it's time to look a little closer.

Check that the property is in substantially the same condition as when you agreed to purchase it, subject to the terms of your contract and any normal expectations outlined in your agreement.

Look for any new damage, missing fixtures, or unexpected changes. Check the walls, floors, windows, doors, and other areas that may have been affected during the seller's move.

If something doesn't look right, take photos and speak with your Realtor before possession.

2. Confirm Agreed-Upon Repairs

Did the seller agree to complete any repairs or address specific items as part of your purchase negotiations?

Now is the time to check!

Review the agreed-upon items and confirm that the work has been completed as promised. If you negotiated a repair or other specific condition, make sure you understand exactly what was agreed to and whether it has been fulfilled.

If something appears incomplete, don't simply assume it will be taken care of later. Bring it to your Realtor's attention so the situation can be addressed before possession whenever possible.

3. Check Cleanliness and Left-Behind Items

Nobody wants to arrive at their new home with a moving truck full of boxes only to discover that the previous owners left behind unwanted furniture, garbage, or a house that hasn't been cleaned.

Take a look through the home, garage, basement, and yard.

Has the seller removed their belongings as agreed? Is the property in the condition required by your purchase agreement? Are there unexpected items left behind?

The goal is to start your next chapter without unnecessary surprises or extra work on moving day.

4. Check Utilities, Appliances, and Essential Systems

Take a few minutes to check the essentials.

Confirm that the heat is working.

Check that electricity and water are functioning where applicable.

Test the taps and flush the toilets.

Check that included appliances are present and appear to be working.

Look for any obvious leaks or signs of damage.

A walkthrough isn't a substitute for a professional inspection, and some systems may not be fully testable during a brief visit. However, identifying an obvious issue before possession is much better than discovering it after you've moved in.

5. Prepare for Moving Day

Your walkthrough is also a great opportunity to get familiar with your new space one last time.

Measure doorways if needed, double-check where large furniture might go, and make a mental note of anything you want to tackle first.

Where are the electrical outlets? Which room will become the home office? Where will the Christmas tree go? And which box absolutely needs to be unpacked first?

Okay, that last one might just be me!

A little planning now can make the first few days in your new home feel much more organized.

What If You Find a Problem?

First, don't panic. But don't ignore it either.

Document the issue with photos or notes, contact your Realtor promptly, and discuss the appropriate next steps before possession.

Your purchase agreement matters, and the options available will depend on its terms and the circumstances. Avoid assuming that you can automatically delay possession, withhold funds, or require a particular remedy without proper advice.

This is one of the reasons having a knowledgeable Realtor in your corner throughout the process is so valuable. You don't have to figure everything out alone.

One Final Step Toward Your New Beginning

Buying a home is a significant investment, both financially and emotionally. After all the excitement, negotiations, paperwork, and planning, you deserve to feel confident as you prepare to take possession.

A pre-possession walkthrough isn't about finding every tiny imperfection or expecting a resale home to be brand new. It's about making sure expectations have been met, identifying potential concerns, and giving yourself the opportunity to address anything that needs attention.

My advice? Never skip this important step if you have the opportunity to include it in your purchase arrangements. Discuss the walkthrough and its timing with your Realtor early in the process so the appropriate terms can be considered.

At Russell Realty with CIR Realty, We believe buying a home is about more than getting to possession day. It's about helping you feel informed, supported, and prepared throughout the journey.

Because getting the keys should be an exciting milestone, not the beginning of an unexpected to-do list!

Thinking about buying a home in Calgary or the surrounding areas? We're happy to answer your questions, help you understand the process, and make sure you know what to look for along the way.

Let's make your next move a confident one!
