Happy Thanksgiving Weekend

Thanksgiving is a beautiful reminder that there is always something to be grateful for.

A spouse to share life with.

Family who fills your heart.

Friends who make life a little brighter. A warm home.

Food around the table and people to share it with.

Ok and Pumpkin everything! (for me anyway)

The simple moments, the laughter, the conversations and even the little things we sometimes take for granted.

Life isn’t perfect, and we all have our challenges, but when we stop and look around, there is so much to be thankful for.

We are truly blessed, and this weekend were choosing to focus on the abundance of good things in our lives.

Wishing you and your family a very Happy Thanksgiving, filled with love, laughter, good food and grateful hearts.

The Little Home Feature You Didn’t Expect to Love!

When you’re house hunting, it’s easy to focus on the big things that seem to matter most. The perfect kitchen, a beautiful ensuite, a cozy fireplace, a double garage, or a big backyard often make it to the top of the wish list.

And those things are important! After all, buying a home is a big decision, and you want a space that fits your lifestyle, your needs, and your budget.

But sometimes, the feature you barely gave a second thought to during your home search ends up being the one you absolutely couldn’t imagine living without!

It’s Often the Little Things That Make a House Feel Like Home

Have you ever moved into a home and discovered that one small feature made everyday life just a little bit easier, more comfortable, or more enjoyable?

Maybe it’s a little coffee nook where you start your mornings, a sunny window that brightens your day, or a quiet corner that has become your favourite place to sit with a book.

Perhaps it’s something more practical, like a main-floor laundry room that saves you countless trips up and down the stairs, a mudroom that keeps the winter mess contained, or a pantry with so much storage that you wonder how you ever lived without it!

Sometimes, these features don't seem all that exciting when you're walking through a property. But once you start living there, you realize just how much they add to your everyday life.

Our Unexpected Favourite? A Covered Patio!

For us, one feature we didn't fully appreciate until we had it was a covered patio!

Being able to BBQ year-round while staying dry has been such a wonderful bonus. Whether it's a rainy day, a bit of snow, or Calgary's unpredictable weather doing its thing, having that covered space makes outdoor cooking so much more enjoyable.

It's one of those features that might not be at the top of everyone's must-have list, but for us, it's become something we truly appreciate.

And that's the thing about finding a home. What matters most isn't always what looks the most impressive during a showing. Sometimes, it's the features that make your daily routines easier and your favourite activities more enjoyable that end up making the biggest difference.

What Should You Pay Attention to When House Hunting?

When you're looking for a home, it's important to think beyond the immediate wow factor.

Ask yourself:

  • How do I live day to day? Think about your morning routine, how you cook, where you relax, and how you use your space.

  • What would make my life easier? Extra storage, a functional entryway, or a convenient laundry room might be more valuable to you than you initially realize.

  • What do I love doing at home? If you enjoy entertaining, a covered patio or an open living space might be important. If you love cooking, pantry space and kitchen functionality could make a big difference.

  • What might I regret overlooking? Consider natural light, storage, parking, noise, privacy, and how the layout will work for you over time.

It's also worth remembering that some features can be added or changed later, while others may be expensive or difficult to modify. Knowing the difference can help you make a more informed decision.

And don't worry if your wish list changes as you see more properties! That's part of the process. Sometimes, walking through a home helps you discover needs you didn't even know you had.

Let's Find the Home That Fits Your Life!

At Russell Realty, we know that finding the right home is about more than checking boxes on a list. It's about understanding how you want to live, what matters to you, and which features will make you happy long after possession day.

That's why we love getting to know our clients and helping them look beyond the obvious. The goal isn't simply to find a house with the right number of bedrooms. It's to find a home that feels right for you.

Now we're curious!

What's one feature you thought was unimportant when you bought your home, but now absolutely LOVE? Or is there something you wish you'd paid more attention to when you were house hunting?

Share it with us! Your unexpected favourite might just give another homebuyer an idea for their own wish list.

It’s the Little Things That Make a House Feel Like Home

When we think about what makes a house a great home, it's easy to focus on the big things. The size of the kitchen, the number of bedrooms, the updated flooring, or the beautiful finishes that catch our eye when we walk through the front door.

But if you really think about it, the things that make a house feel like home often have very little to do with the house itself.

Sometimes, it's the little things that mean the most.

It's the smell of coffee brewing in the morning. ☕ The favourite chair everyone fights over. Family photos lining the walls. The sound of kids laughing in the backyard. A well-worn kitchen table where countless meals have been shared, conversations have happened, and memories have been made.

It's the blanket that always seems to find its way back onto the couch, no matter how many times you fold it. The way the afternoon sun streams through a particular window. Or the sound of your dog getting excited when you walk through the door. 🐾

These are the everyday moments that become part of our lives without us even realizing it.

Home Is About More Than Four Walls

A house can have the newest finishes, a stunning kitchen, and all the features on your wish list, but what truly makes it special is the life you build inside it.

It's where birthdays are celebrated, holidays are hosted, and ordinary Tuesday evenings become cherished memories. It's where you gather around the table, have those long conversations that go later than expected, and find comfort at the end of a busy day.

Sometimes, it's even the imperfections that make a home special. The marks on the wall showing how much the kids have grown. The kitchen cabinets that have seen better days but hold years of family dinners. The backyard that isn't perfectly landscaped but has hosted countless summer evenings with friends.

A home doesn't have to be perfect to be meaningful.

And isn't that a wonderful thing to remember?

The Little Things We Might Miss Most

Have you ever thought about what you would miss most if you moved out of your home?

It might not be the square footage or the number of bathrooms. It could be your favourite morning coffee spot, the garden you've spent years tending, or the window where you love to sit and watch the snow fall.

Maybe it's the kitchen where your family naturally gathers, even when there's plenty of room to sit somewhere else. Or perhaps it's the sound of your kids coming through the door after school, the familiar creak of the stairs, or the neighbours who have become friends.

These little things can be easy to overlook when we're busy with everyday life. But they often become the memories we treasure most.

And when the time comes to move, those are sometimes the things that make leaving a home bittersweet.

Making a New House Feel Like Home

If you're moving into a new home, remember that you don't have to make everything perfect right away.

You don't need all new furniture, the latest decorating trends, or a completely finished space before it feels like yours.

Start with the things that matter to you. Put your favourite photos where you'll see them every day. Find a cozy corner for your morning coffee. Hang the pictures that make you smile. Invite friends over for a simple meal. Let your pets explore their new surroundings.

Over time, you'll create new routines, new traditions, and new memories.

Because home isn't just a place you live. It's a feeling you create.

Let's Talk About Home!

At Russell Realty, we love helping people find a house that fits their needs, their lifestyle, and their next chapter. But we also know that what makes a home special goes far beyond the property itself.

It's about the people, the memories, and all those little everyday moments that make a place uniquely yours.

So, we'd love to know…

What makes YOUR house feel like home?

☕ Is it your morning coffee spot?

🪑 A favourite chair?

🍳 Your kitchen, where everyone gathers?

🌿 Your backyard or garden?

📸 Family photos on the walls?

🐾 Your pets waiting at the door?

🎶 A certain sound, smell, or familiar routine?

What's one little thing in your home that you would miss if you moved?

Share it with us in the comments! We'd love to hear what makes your house feel like home.

Happy Labour Day Long Weekend!

This one feels a little different in our house.

Usually, September feels like the beginning of a new year for families. New school years, new routines, earlier mornings, packed lunches, busy calendars, and that familiar feeling of getting back into a rhythm.
But this year, we don’t have either of our kids starting back at school.

It’s a strange feeling—exciting, a little bittersweet, and definitely a reminder of how quickly the years go by.
For so long, September meant back to school in our house. This year, it means something different. A new season, new routines, and watching our kids continue to grow into the adults they’re becoming.

So this Labour Day weekend, I’m trying to slow down and appreciate it.

Here’s to the end of summer, the beginning of a new season, and whatever comes next. ❤️

Happy Labour Day weekend, everyone! Enjoy these last summer days—you know I’m not quite ready to let summer go yet!

Read

Wait… What?! August Already?

Where has the summer gone?!

Wait… what? August?! 😳 How did that happen so quickly? It feels like we were just getting excited about the arrival of summer, making plans for sunny days, and looking forward to all the things we wanted to do before fall arrives.

And now, here we are!

If you know me, you know I am definitely NOT made for winter. Give me sunshine, warm temperatures, blue skies, and long summer evenings any day! I'm an Arizona girl at heart, and while I absolutely love living in Alberta, I could happily skip the snow and cold altogether. ☀️

That's why I think it's so important to make the most of these beautiful summer days while we have them.

Don't Let Summer Pass You By

Life gets busy, doesn't it?

Between work, family responsibilities, appointments, errands, and all the little things that fill our calendars, it's surprisingly easy to let the days slip by without really stopping to enjoy them.

We tell ourselves we'll get outside tomorrow, plan that get-together next weekend, or take the time to relax once we've checked a few more things off our to-do list.

But before we know it, summer is winding down, the evenings are getting shorter, and we're wondering where the time went.

Maybe this long weekend is a good reminder to slow down a little.

You don't need an elaborate vacation or a jam-packed schedule to make summer memorable. Sometimes, the best moments are the simplest ones.

It's enjoying your morning coffee on the patio without rushing off somewhere. It's firing up the barbecue and inviting friends over for an easy meal. It's taking the kids or grandkids to the park, heading out for a walk, exploring somewhere new, or sitting around a fire sharing stories long after the sun goes down.

And sometimes, it's doing absolutely nothing at all!

Those ordinary moments often become the memories we treasure most.

Make Room for What Matters

With an extra day off, why not give yourself permission to enjoy it?

Put your phone down for a little while. Spend time with the people who make you laugh. Get outside and soak up some vitamin D. Take a little road trip around our beautiful province, visit a local business, enjoy a patio, or simply find a quiet spot to appreciate the sunshine.

And if your weekend doesn't go exactly as planned? That's okay, too. Some of the best memories happen when we leave a little room for spontaneity.

As we get caught up in the busyness of everyday life, it's easy to focus on what's next instead of appreciating what's right in front of us.

But we don't get these exact days back.

So let's enjoy them while they're here!

Here's to an Alberta Summer! ❤️

Whether you're heading to the mountains, spending time at the lake, working in the garden, enjoying a backyard barbecue, or simply relaxing at home, I hope your long weekend is filled with sunshine, laughter, and a little well-deserved rest.

Summer may be flying by, but there's still time to make wonderful memories.

From our family to yours, Happy Long Weekend!

Now, if you'll excuse me, I'm going to go find some sunshine. Because this Arizona girl is not ready for winter!

What Nobody Tells You About Moving

The Emotional Side of Leaving Home

Everyone talks about the boxes, the packing tape, the moving truck, and making sure the utilities are switched over. But there is another side to moving that doesn't always make it onto the checklist: the emotions that come with leaving a home filled with memories.

And trust me, I know a little something about that.

More Than Just a House

Eleven years ago, Carl and I moved out of our very first home. We had moved into that house right after our honeymoon, ready to begin our life together as husband and wife.

That house became so much more than a place to live. It was where we started our family, where we brought both of our babies home from the hospital, and where so many of our favourite memories were made.

It was the place where life happened.

There were probably scratches on the walls, little projects we never quite got around to finishing, and plenty of everyday moments that didn't seem particularly special at the time. But looking back, those ordinary moments are often the ones that mean the most.

When you live somewhere for years, you build a life around it. You know which cupboard holds your favourite coffee mug, which floorboard makes a noise, and exactly where the dog likes to curl up. You know your neighbours, your favourite routes, and where to grab groceries on the way home.

You don't necessarily realize how attached you've become until it's time to leave.

Moving into our next home was exciting, but it was also stressful and emotional. We were looking forward to a new chapter, yet we were leaving behind a place that held so much of our story.

And I think that's something we don't talk about enough.

The Emotional Side of Moving Is Real

Moving can bring a whole mix of emotions, sometimes all in the same afternoon!

You can be excited about a bigger kitchen, more space for the kids, or a fresh start while feeling sad about leaving the home where so many milestones happened.

Maybe you're moving because your family is growing. Perhaps the kids have moved out, and you're ready to downsize. Maybe you're relocating for work, moving closer to family, or simply ready for something different.

Whatever the reason, leaving a home can feel like saying goodbye to a chapter of your life.

For some people, it's the memories of raising their children. For others, it's the home they shared with a partner, the first property they purchased on their own, or the place they called home for decades.

And sometimes, it's the little things that catch you off guard. A height mark on a doorframe, a favourite spot in the backyard, or the bedroom where you tucked your children in every night.

It's okay to feel emotional about those things. It doesn't mean you're making the wrong decision. It simply means that home has meant something to you.

A Few Things That Can Make Moving Easier

While you can't eliminate every stressful moment, a little planning can make the transition smoother.

1. Give yourself time to declutter.

Moving is the perfect opportunity to go through those closets, cupboards, and storage rooms. If you haven't seen something in years, ask yourself whether it deserves a place in your next home.

Just remember that not everything needs to be donated or tossed. Some things are worth keeping because of the memories attached to them.

2. Pack an essentials bag.

Think pajamas, toiletries, medications, phone chargers, snacks, and, most importantly, your coffee supplies! You don't want to be digging through fifteen boxes at bedtime looking for your toothbrush.

3. Take pictures before you leave.

Walk through your home and capture the spaces that mattered most. You may not think you'll need the pictures, but someday you might appreciate having them.

4. Don't expect everything to feel like home immediately.

Your furniture might be in the wrong place, you might not know where anything is, and the new house may feel a little unfamiliar at first. Give yourself permission to settle in gradually.

5. Focus on what comes next.

Start new routines, explore your neighbourhood, meet your neighbours, and find those little places that will become part of your everyday life. Home isn't created in a single day. It develops over time.

Eventually, the New Place Becomes Home

Looking back on our move eleven years ago, I'm reminded that leaving our first house didn't mean leaving those memories behind.

We still have the stories, the photographs, and all those moments that helped shape our family. That home will always be part of our history, even though we no longer live there.

And our next home? It became the setting for another eleven years of memories, milestones, and everyday life.

That's the interesting thing about home. We often think of it as a building, an address, or a collection of rooms. But really, it's where life unfolds.

As a Realtor, I know that buying and selling a home involves much more than numbers, paperwork, and negotiations. There are real people making big decisions, often during some of the most significant transitions in their lives.

That's why Carl and I believe in taking the time to understand the people behind the move. Sometimes you need help with the details, sometimes you need someone to talk through your options with, and sometimes you just need reassurance that it's okay to feel a little sad about moving forward.

Because moving isn't just about finding another house. It's about finding the right next chapter for you and your family.

Have you ever moved out of a home that was hard to say goodbye to? I'd love to hear what made that house special to you.

And if a move is on your horizon, whether it's next month or sometime next year, Carl and I are always happy to have a conversation. No pressure, no rush. Just people helping people figure out what comes next.

Is Now the Right Time to Downsize in Calgary? It Might Be an Opportunity Worth Exploring!

Have you been thinking about downsizing? Maybe the house feels a little bigger than you need these days. Perhaps the kids have moved out, you're dreaming of travelling more, or you're simply ready to spend less time maintaining a home and more time enjoying life.

If downsizing has been on your mind, Calgary's changing real estate market may offer an interesting opportunity worth exploring.

The secret isn't necessarily waiting for the perfect time to downsize. It's understanding how the market could work in your favour.

One City. Very Different Markets.

Calgary's real estate market isn't moving in the same direction for every property type.

While condo and townhome inventory has been increasing in many areas, giving buyers more options and, in some segments, greater negotiating power, detached homes have been holding up more strongly in many Calgary communities.

What does that mean for homeowners considering a move?

Depending on your neighbourhood, property type and price range, you may be in a position to sell your detached home in a relatively stronger market while purchasing your next home in a market with more selection and potentially more room to negotiate.

Of course, every property and community is different. Not every detached home is guaranteed to sell quickly, and not every condo is a bargain. That's why looking at the numbers specific to your home and your next purchase is so important.

How Could Downsizing Work in Your Favour?

Let's look at a simple example.

Imagine you own a detached home that has built up significant equity over the years. You no longer need all the bedrooms, the large yard or the extra space that once made perfect sense for your family.

You're considering moving into a townhome or condo, but you're concerned about selling your current home and finding somewhere else to live.

This is where understanding the market becomes valuable.

If your detached home attracts strong interest and sells at a price you're comfortable with, you may have an opportunity to purchase your next home in a segment where buyers have more choices.

More inventory can mean more opportunities to compare properties, negotiate on price, consider conditions and take your time making a decision.

The result? You could potentially unlock equity, reduce your monthly expenses and simplify your lifestyle.

The key word is potentially. The actual financial benefit depends on your home's value, the purchase price of your next property, mortgage considerations, condo fees, moving costs and other expenses.

That's why we believe in running the numbers before making a move—not simply assuming downsizing will automatically save you money.

Downsizing Isn't Just About Square Footage

For many homeowners, downsizing is about much more than moving into a smaller property. It's about making room for the next chapter of life.

Imagine what that chapter could look like:

  • More freedom. Spend less time worrying about home maintenance and repairs.

  • Less upkeep. Say goodbye to spending entire weekends cleaning a home you no longer need.

  • More travel. Enjoy the freedom to take that trip you've been putting off without worrying about a large property sitting empty.

  • More time with family. Focus on the people and experiences that matter most.

  • More choice. Explore Calgary's townhomes and condos to find a home that better suits your current needs.

Perhaps you want a property with an attached garage, a guest room for visiting family, a balcony with a view or a community where you can walk to coffee shops and amenities.

Downsizing doesn't have to mean giving something up. It can mean choosing what matters most to you now.

But What About Condo Fees?

This is an important question, and one we always encourage buyers to consider carefully.

A condo may offer less exterior maintenance and fewer responsibilities, but monthly condo fees need to be factored into your budget. Those fees can vary considerably depending on the building, amenities, maintenance requirements and reserve fund.

Before purchasing, it's important to understand what the fees cover, review the condominium documents and financial information, and consider whether the property is well managed.

A lower purchase price doesn't necessarily mean a lower overall cost of ownership.

The goal is to find a home that makes financial sense while supporting the lifestyle you want.

Why Wait Until You Have To Move?

Sometimes people put off downsizing because they aren't quite ready. They wait until maintaining the property becomes difficult, the stairs become a concern or unexpected repairs make the decision for them.

But what if you explored your options before you reached that point?

When you have time to plan, you can investigate your home's current market value, look at suitable replacement properties, review your finances and decide what works for you.

You don't have to move tomorrow. You don't even have to decide this year.

Sometimes the most valuable first step is simply understanding what's possible.

And if the numbers make sense today, you may have an opportunity to make the move on your terms rather than waiting until circumstances force a decision.

Let's Look at the Numbers Together

At Russell Realty with CIR Realty, Carl and I believe real estate is about more than buying and selling houses. It's about helping people make informed decisions that support their lives, their goals and their financial future.

We can help you look at recent sales in your neighbourhood, assess the competition for your current home, explore condo and townhome options, and compare the potential costs of staying versus moving.

We'll have honest conversations about pricing, market conditions and what the numbers actually tell us. If the timing isn't right, we'll tell you that, too.

Because the best move isn't necessarily the one that happens fastest. It's the one that makes sense for you.

Thinking about downsizing in Calgary? Let's start with a conversation.

You may discover that the opportunity you've been waiting for is closer than you think.

Reach out to Gwen and Carl at Russell Realty with CIR Realty. We'd love to help you explore your options and see whether your next chapter could start today.

Your home should work for the life you're living today—and the life you're dreaming about tomorrow.

Possession Day: The Beginning of a New Chapter

There is something truly special about Possession Day! 🏡🔑 After all the searching, planning, paperwork, and anticipation, the moment finally arrives when you get to hand over the keys and welcome someone into their new home. And honestly? It never gets old!

Recently, we had the pleasure of celebrating Possession Day with a first-time homeowner, and we couldn't be happier for them as they begin this exciting new chapter. There is something incredibly rewarding about helping someone achieve the dream of homeownership, especially when it is their very first home.

More Than Just Buying a House

Buying your first home is about so much more than finding the right property. It is about creating a space that feels like yours, building new memories, and taking an exciting step toward your future.

Of course, the journey can also feel overwhelming at times. From figuring out your budget and searching for properties to reviewing documents, navigating conditions, and preparing for possession, there are plenty of details to manage along the way.

That is where having the right Realtor makes a difference.

As Realtors, Carl and I believe our role goes beyond simply opening doors and writing offers. We want to help you understand the process, answer your questions, provide honest advice, and make sure you feel supported from the first conversation right through to possession day — and beyond.

We know that every buyer has different goals, priorities, and circumstances. Whether you are a first-time buyer, moving up to accommodate a growing family, or looking for a home that better suits your next season of life, your journey deserves personal attention and a plan that works for you.

Could Homeownership Be Your Next Chapter?

December was a whirlwind month of home buying for some of our amazing clients, and being part of these milestones reminded us once again why we love what we do.

Every set of keys represents a different story, a different dream, and a new beginning. We never take that responsibility for granted, and we feel incredibly grateful when clients trust us to be part of such an important decision.

If buying a home is on your mind, you don't need to have everything figured out before reaching out. In fact, starting with a conversation is often the best first step.

We can talk about your goals, explore your options, review what is happening in the Calgary and surrounding-area real estate market, and help you understand what may be possible within your budget and timeline. There is no pressure to rush into a decision. Our goal is to help you feel informed, prepared, and confident when the right opportunity comes along.

Your first home, your next home, or your next big move could be closer than you think.

If homeownership is part of your future plans, Carl and I would be honoured to help you navigate the journey. Let's start with a conversation and see what your next chapter could look like!

Reach out to Carl and Gwen Russell at Russell Realty with CIR Realty. We would love to help you find a place to call home.

Because the best part of what we do isn't just handing over the keys — it's being part of the story that comes next. 💛
